This proposal would create a small island zone deep within the "A_3"
District.
At its October 26, 1371, meets ng, the Planning Commission initiated pro-
ceedings to consider, a modification to the "A-3" Regulations which :,could
alloy. (with a use permit) incidental trailer parks when established as a
part of a bonafide huizzting club. The firs'E public hearing on this matter
has, been scheduled for December 2 1971,
Staff is of tine opinion that it would be more proper to modify the "A-3"
Regulations, as indicated, than to rezone :his p.oposal to "A-2". Therefore,
Staff cannot support --he approval of this rezoning request.

The area requested for rezoning is a 1.2 acre parcel located ort the south
side of a privately owned cul -de -s -ac road known as 'Christy leave. The
property, to the west is zoned IR -4F and is developed with av-artments

Considering the adjoining multi -family development, the line to f density
of a duplex development, and direct access to Cohasset Roan, Staff believes

zberefore supports the grant°lrs_ of this proposed rezoning.

Units 1 and 2,, located east of Esplanade, south of Tonea I ay, and viest
of State Highway 93E, whico.
This proposal is Intended to establish =R_1" Zoning f(ir an area w1hia, has
bee, subdivided for residential use. The ar=ea to the north, east and west
is zoned 'A -f^- ; the area to the soLf;ch is zoned "C-2".
The applicant has staled that it was not his intent to include the parcels
fronting on tfie Esplanade v itfrin the zone change. Therefore, fie has re-
quested, that the Esplanade frontage to a death of 230 feet be excluded.
StaFf believes the the rezoning tosld be in keeping with the of;osed use.
