Heinke"s - General Plan ;Land Use Plement amendment to change from a Medium bow Density Resi.dentia.1" designation: to an "Industrial" designation property locatetj Wi.thin 1320 ft, of Clary.Rd.. approx. 1/2 mile south, of Buschman Road, identified as AP 54-1 -15, 26, 27, 34 and AP 54-12-13, 190 Paradise, .The applicant is requesting to amend the Paradise General Plan Land Use Map from Mediums -Low Density Residential. to Industrial. The site is developed with a fruit juice'processin.g plant, primarily located. on. parcels 54-11-26 & 27 and the eastern 300' of parcel 54-11-54. A. warehouse facility is located on the western portion of 54--12--1. . The site contains single fam�'y residences on parcels '54--11--15 & 27 and an additional sing:,e family residence on 54--12-19. The applicant has indicated that the residence on 54-11--15 may eventually be removed in order to make room for industrial expansion. The applicant also owns parcel 54-11-07, a 10 acre parcel adjacent to the western edge of the proposal, which is not requested for redesignation. This is an existing facility which has been located at this site since approximately 1925. The firm has experienced healthy growth in recent years and could well require future expansion.. There Is currently no industrially designated land in Paradise, although there is some industrially zoned property approximately 74 mule south of this site near Clark Road,. This proposal conforms to all of the Industrial designation criteria included in the proposed land use element with the exception of the +20% sloped area located approximately 500' eastof Clark Road on parcel 54--12-13 Since General Flan designations do not necessarily adhere to parcel lines approval of the proposal should be subject to the following: _ �f 1. The industrial designation will apply to the Heinke property in general, that,is, the adjacent parcels containing single family residents should be considered transitional sites which could be considered for either industrial or residen-- tial zoning and still comply with the General Plan. 2- The industrial designation should extend to a depth of approximately 1000' on the western side of Clark Road, and to a depth of approximately 500' on the eastern side of Clark Road.
