The Planning Commission also reviews applications for variances to zoning requirements for lot .: i.ze arid. dimen- sions and building setbacks. According to state law, variances can be granted only when the requirements would deprive the property of privileges enjoyed by nearby pro- perty in the same zone, and when approval of a variance will not constitute a special privilegO. or permit an un- authorized type of use.
