We have not 11atj difr culties such as yours with respect to )!accessory uses." our zoning ordinance defines accessory use as a "subordinate use customarily mandated to and Located upon the same lot occupied by a main use." As you will, note, both Of our agricultural zones provide that a use permit may be issued for "other uses distinctly agricultural in nature may be permitted ... if said use is found to be compatible with existing development of the zone." This provision has been usedbroadlyover the results appear to be similar to yours, Years .and the At this point we have no solutizn to the problem in place. We are working on a new agricultural zone to replace the existing to more closely identify those uses which are zones in which +P propose "distinctly agricultural in nature," Attached is a copy of thr section relating to agriculturally relate,, uses. Type of Action; (x) Administrative () Legislative Brief Description of Action; This project entails construction of about 23 miles (37 km) of 230 -kV electric transmission line from the New Melones Switchyard to the PG&E Company Belluta-Herndon No. 2 line near Oakdale, California. The line would be constructed in conformity with an agreement between the Bureau of Declamation and the power company. It: will deliver power into the PG&E grid and on to the Bureau of Reclamation load center a: Tracy Switchyard over power company facilities crossing lands in Calaveras, Tuolumne, and Stanislaus Counties. Summary of Environmental. Impacts and Adverse Environmental Effects; A. The transmission line and associated access roads will have a visual impact on a predominantly rural, and recreational. area.. B. Soils and vegetation will be disturbed during construction. C. Vegetation will be removed or trimmed as necessary for con- struction and to provide electrical clearances.for conductors; D. Wildlife habitats may be temporarily disturbed during con- structioa and operation due to noise. E. About 285 acres (1.15,4 ha) of land will be devoted to trans- mission line right--of-way and about 1:2 miles (19,3 km) of new access roads are required. F. Reliable 'clean" power will be furnished to the serviay area. Alternati s considered; A. Lines to the following substations: (1) Tracy; (2) San Luis; (3) Melones (1.1.5 -kV); (4) Bellota (5) Warnerville; (5) Parker; (7) Waterford. B. X-1 A. DI 1CRIPTION OF THE PROPOSAL J. Introduction This environmental statement di6ousses the Proposed development Of an electrical transmission system for the New Melc, les Powerplant. The statement is submitted in compliance with the National Environmea- tal Policy A,t of 1969, Public Law 91-190. A 'related environmental, impact statement (EIS) on New Melones Lake, Str.nislau8 River, Calif)rnia, was prepared by HIL, U4S. Army Engineer District, Sacramento, California, in May 1972, and subsequently revised June 21, 1972. That Statement discussed th(4 Onvironmental impacts anticipated in connection with the constro60(in of the darn and cre'.' 1,tj of the acre-foot (2-96 x 10 111 ) reservoir, 3OOsOOO-akWo Powerhouse,400and000 ard. 230,000-voit switch y 1 T'n addition, an EIS for Supplemental Data on Use of Conservation Yipid was prepared by the Bureau of Reclamatioi and filed witli the Federal Court in November 1972. As authorized by Congress, the New Melones Project, upon com- pletion of Construction by the Corps of Engineers, will 'become an integral part of the Bureau of Reclamation's Central Valley Project (CVP)4 The location of the project is shown on plates I and 2. The electrical transmission system is shown on plate 3. The line will be constructed by the Pacific Gas and Electric COmPa11Y (PG&E) in accordance with an agreement between the Bureau of Reclamation (Bureau) and PG&E. Under this agteemeot, PG&E will construct and operate the necessary electrical facilities over a 50 -year period for about $15,700,000 which is about $23775,000 less than the Cost of a federally constructed and operated line from New Melones to the Bureaus Tracy Switchyard near Tracy, California I so The Tracy Switchyard has been established by cOfttract as the delivery Point of the power which will be used by the CVP. This statement covers the impact: associated with the construc- tiOn Of a 230000 -volt transmission, line from the New Melones Switchyard to the PG&E Bellota-Herndon 250,000 -volt elLctrical transmission line near Oakdale, California, The proposed line will be about 25 milos (37 kit) long, as shown o, Plates 2 and 4, The New Melones Power Output of about 420 million kl4th (1512 TJ) annually will be delivered ovLsr the PG&E system to TvacY 8witchyard. Initial construction is scheduled to begin in January 1918 and be completed about a year lateri 1. See 010884ry of Terms) Appendix A for words which are not in common usage.
