All the unincorporated area of the County of Butte nOt, otherwise zoned
by ordinance by the Board of Supervisors is hereby zoned as a U (Unclassified)
district, as such district is defined and subject to the regualtions contained
in Section 24-33 of this Chapter.
(B) PERMITTED USES
The .following are the principal permitted uses in the U Zone:
(a) Single -family dwelling per parcel and accessory buildings.
(b) Agricultural uses and buildings.
(C) CONDITIONAL USES
The following are conditional uses in a U Zone,
(a) Multiple -family dwellings, including duplexes, subject to the dnnsi.ty
specified by the Cene,ral Plan; second dwelling unit allowed. with
no siza restriction.
(b) Commercial uses of land or buildings.
(c) Recreational vehicle. parks:
(d) Campsites.
(e) Public or quasi-public uses including schools, churches-, public
buildings and public utility buildings.
(f) Junkyards, secondhand stores, auto wrecking yards, used car lots,
trailer sales and equipment sales
(g) Commercial distillation or". bones, abattoirs, auction yards, commercial
livestock feed yards, commercial millings, Canneries, lumber and
lumber processing, tanneries, fat rendering, garbage-fed commercial
hograisingi food and agriculture product processing plants.
(h) Country clubsi golf courses, :racetracks, drive-ins, ball parks, riding

This proposal is an amendment to the Butte County Zoning Ordinance, Section
2.4-66 for the A-2 (General) Zone to limit residential densities In the
district to those densities ranges specified in the Butte County General
P1in. This amendment was .first initiated by the hoard of Supervisors on
August 2, 1983 with hearings initiated by the Planning Commi,t'soion on
August 11, 1983: The Planning Commission unanimously recommended the
adoption of the amendment on October 6, 1983. However, the Board of Super-
visors denied the ordinance amendment as presented on ,November 29 1983.
The Planning Commission, as directed by the Board: of Supervisors, initiated
hearings a second time on December 15, 1983 to insure that the intent of the
amendment was County -wide. Unanimous approval for the amendment etas again
given by the Commission on January 19, 1984. A motion to approve. the amend-
ment failed at the February 14, 1984 meeting of the Board of Sttpervisors.
Direction Dian given to the Planning Director to catalog all of the A-2
zoned properties in 'terms of the number of acres and an estimate of the cost
of notifying individual p>Eoperty owners.

The requested cataloging of the A-2 zoned properties was accomplished. The
attached 'March 28, 1984.memorandum provides responses to the Board's inquiries.
The proposed amendment was inactive until January 1.0, 1985 when the Planning
Commisz§�on initiated the proposal for a third time.
Approval of the amendment would be a major step in assuring consistency between
the designations of the Butte County General. Plan and land with A-2 toning
within the County:_ As stated on page 59 of the Land Use Blemont the A„-2
zone is one of tho remaining inconsistencies 'betweezi the County Zoning Ordi-
nance and the Land Use flan 1Iap.. it is estimated that 230,000 acres is zoned
&-2, this tome allows a wide range of uses; though some require a conditional
use permit. The A-2 zone does not reflect the text or map of the General Plan
and is not considered a "Consistent Zone" for any of the Inde use categories,
The ultimate goal of the County is to eliminate the A -Z zoitia completely. This
amendment represents an interim measure to assure compliance with the General, Plan
