October 12, 1982 the Board of Supervisors granted an Interim. .l,A-2" (General) zoning for the above mentioned parcel fox a period of 120 days, which is due to expire on February 9, 1983. Reed DATE; September 13, 1982 Perkey Mrs Johan Porkey owns a 10 acre parcel in the Biggs area (AP 22-20-111) designated orchard and Field Crop. Mr. Perke. s property vas recentl Y y xezoned from A"2 to A-5 in the Gridley' - Biggs rezone. Prior to -the rezone it was Mr. Perkey's intent to construct two dwellings on the property (one for each five acres)Mr. Perkey obtained the building permits and constructed a houv,,e and a garage (one at each end of the property). Mr Perkey's plot plan indicated his intent to construct two divell- ings on -the property which auras then permissible under the A-2' zone. The Planning Department understands that Mr. Perkey would lAe to constTlAct the second dwelling unit on the property. The A-5 zone permits the 'construction of one single family dwelling per parcel Since Air. Perkey owns one 1.0 acre parcel only one dwelling is permit1ted despite the fact that it a r he has 10 acres or enough kind to create twoparcels, fortun at.ely Alt. Perkey did not apply for or receveall buildingortun- permits prior to the effective date of the rezoniil which might have gs a situation g provided Mr. Perkey with vested rights under the Board of Supervisors' vested rights police. There are no consistent zones for the Orchard and Field Crop designation Which permit more than one duelling per parcel except for farm labor, the "granny cottage" (6,10 snuare feet maximum) or Aunt Mina: (mobile home). In addition there are no active zoning studies whichwould permit the use of an interim zone or any interim zones which would permit two dwellings and be consistent with the General Plan.
