PLYING FOR A REZONE TO PAC
VZ
The planned area cluster is 'intended to allow diversification'
in the relationship of various uses, buildings, structures, lot
sizes and open spaces while: insuring substantial compliance with
the General. Plan and the intent of the County Code in requiring
adequate v%tandards necessary to satisfy the requirements of the
public health, safety and general welfare.
Each application for a Rezone to PAC should include:
1. A completed Rezoning Application. Form,
2. A completed Environmental 'Information Appendix "E" form;
3. '16 copies of a preliminary development plan and a repro-'
ducable toaster. The plan should be drawn to scale and
indicate:
a. Proposed use(s) of all land in the subject area,
Existing natural land features, and topography of

c. Circulation plan for all vehicular and pedestrian
ways,

d'. Metes and bounds of the subject property,
e. Location and dimensions of all existing structures,
Landscaping, parking areas, fire hydrant locations,
street lighting, typical proposed structures, sew-
age disposal and water supply systems,
' Anticipated grading for the development.

A statement which describes the organization of any pro-
posed Homeowner's Association, listing the intended Cove-
nant Conditions and Restrictions (CC and.R's), describing
all 'services, recreational facilities, and other responsi-
bilities_of the association, and describing the anticipated
methods of financing, development, and naintenanee;
7.
A residential density analysis of the subject area, the
estimated population resulting therefrom, and a statement
of how (in the opinion of the applicant) the proposed de=
velopment conforms to, and is consistent with the general
plan;
8
Schematic drawing indicating the architer;tural design of
all buildings and. structures. Include a statement that
describes the intended height, bulk, and profile of the
structures and their relationship to the surrounding area;
9.
A statement concorning any proposed phasing of the project,
indicating the sequence and t.i:ming of each unit and how
each unit would ;independently constitute veasonable''and
orderly development of the area;
