The pi°oject,, as proposed, is environmentally superior to
development which can occur pursuant to the previous "A-2"
(General.) and "S -AFI" (Scenic -Highway) zoning. There are
advantages provided by the cluster devol.opment Which include
loss utility line extensions, 'fewer lineal feet of roads,'
easier provision of public servicers, and the provision of
over 700 acres of open space designated for wildlife habitat.

The project,,; as proposed, appears to be the least environ-
mentally damaging alternative capable of achieving project
objectives,

The project will result in the construction of a paved road
linking "Humboldt Road with the Little Chico Creek Canyon area..
This road could be opened up for public use during an emer-
-gency, providing an alternate escape route For canyon resi-
dents to the north and east,
4.
This project will provide up to 109 additional. residential
units in an area that does not have prime agricultural soils,
thus reducinn the impetus to build in the areas of the County
with prime agricultural soils.,

Nitrate contamination of groundwater is a result

Canyon .Park Estates will not have either of

that the environmental impacts of this project

the restrictive covenant, as well as zoning,

development area use shall be restricted as

The residential building sites as shown on

single family dwelling per parcel; and

The storage of materials and objects around
the residential dwellings as shown on the
Specific. Plan shall be limited to those
which are accessory to, appurtenant to, and
customarily associated with the residential
use of those dwellings; and
