The listings of the land areas and potential yields by census tract and by zoning district is included at the end of this Section. -= The vacant (residential) land inventory includes only property with and excluding industrial {� residential potential, i.e.,-not all commercial zoning.. However, it is estimated that about 20 acres (600 units) of residential development could occur on land designated for commercial' PD (Planned District) zoning allows and encourages mixed uses. Similarly, use development and 500 acres (4777 units) of residential may occur under th s zoning classification. The vacant and underutilized properties mentioned previously constitute the primary areas°of new construction, except for several older resi- dens ified over a longer period. Many of these dential -areas which may, be skipped -over properties,. have been 'left undeveloped for reason.
