STAFF FINDINGS Japuary 4, 14388
Keefer Road parcel sizes are approximately pprc�Ximatel 5 acres and larger with some
parcels less than 5 acres created prior to current requirements
Approximately 1 mile north of the subject property there, is a pocket of
one acre parcels consisting both of parcels created,`prior to parcel map
requirements in 1972 and more recently created parcels developed on
alluyial soilsalong Rock Creek. The I most recent of these
developments, Sycamore Valley Subdivision; was developed utiliz`1ng an
engineered sewage disposal system on a common area lot. Those areas of
one acre parcels were subsequently rezoned to 5 acre minimums in April
of 1987:. Zoning to the west of the subjectprapei^t!y 1's SR -5 ( Suburban
Residential - 5 acre parcel -t,5 and A-160 (Agricultural - 160 acre
parcels) with FR: -40 zonitg located to the north east and soUth of the
subject Property.
The Land Use :Element of the Butte County General Plan des,lgnates the
subject property as Agricultural -Residential which lists zones of
M1 n i mum lot sizes of 20 acres and larger as cons i stent With ;ones with
lot sixes of 1-1,0 acre minimums as being conditlonal'ly consistent. The
conditions which must be pr "esent ' i'n" order* to find conformity withr the
