Durham Unified School D"istrlct "The proposal Is Inconsistent with the recommendations of the Citizens Advisory Committee appointed by the Butte County Board of Supervisors as part of the Durham -Dayton - Nelson General Pian Study. It is a,so not consistent with the current General Plan. 1 would not be opposed to the proposal if it was consistent With the current and proposed General Plan. The proposed zoning Is a higher density than the preferred alternative of the Butte County Planning Commission for this site. The Land Use Element of the Butte County General Plan establishes site zoning criteria as a guideline for determining the appropriate zone in each General Plan designation. Zoning factors to be considered Under the Low Density Residential General Plan designation are as follows: I. Existing parcel sizes and residential densities 2. Availability of sewer or suitability for septic tanks. 3: Effects on adjacent uses, water quality,, air quality, noise,, traffic flow aiid safety, and general environmental quality. 4i Proximity to major streets, commerclal services, and all public facilities. a.
