Applicant Name:
A Small Winery is defined as a commercial winery producing 7,500 or fewer cases of wine per
year with on-site wine grape production. Large Wineries produce between 7,501 and 15, 000
cases per year and require a Minor Use Permit. Very Large Wineries produce more than 15, 000
cases per year and require a Use Permit. (Butte County Code Section 24-263)

'Services staff prior to submitting an application. Please note that acceptance of your application is

PURPOSE: Administrative Permit for a Small Winery on APN# 047-560-089 for Rick
Sorenson (Wild Oak Vineyard & Winery) to be located at 630 Oasis Dr., Chico,
CA 95973. The parcel is zoned SR -3 (Suburban -Residential, 3 -acre parcels) and
is designated AR (Agricultural Residential) in the General Plan.
PERMIT REQUIREMENTS: Pursuant to Butte County Code Section 24-263, approval for
this Small Winery is subject to the following requirements:
1. Requirements:
a. Landowner shall first obtain an Administrative Permit.
b. The parcel shall be licensed by State of California Department of Alcohol
Beverage Control, License Type 02 "Winegrower." Owner must submit copy of
such license to the Department of Development Services.
C. The premises shall have a minimum parcel size of 3 acres.
d. If the winery is accessed only via a private road, the applicant is required to pay
their fair share of the road maintenance costs. Prior to approval of the
Administrative Permit, provide a fully executed and recorded road maintenance
agreement for all non -publicly maintained access roads on the County approved
form. In accordance with Civil Code Section 845 maintenance of OASIS Drive

interest in that road.
e. Prior to approval of the Administrative Permit, landowner shall provide the
Department of Development Services with copies of its most recent wine
production reports submitted to the Bureau of Alcohol Tobacco and Firearms or
other similar agency.
f. Sanitary facilities and domestic water shall be provided pursuant to the
requirements of Environmental Health Department.
g. Comply with Public Works requirements.
2. Allowed Uses:
a. Growing and harvesting grapes and other products suitable for wine processing
and bottling of grapes and grape products produced on the premises up to 7,500
cases per year.
b. Processing and bottling of grapes and grape products produced off the winery
premises up to 7,500 cases per year.
C. Sale of wine for consumption off premises whether grown or produced on
premises or off.
d. Sale of merchandise related to wine or the winery.
e. Wine tasting involving serving wine to the public for the purpose of sampling the
wine, subject to the following restrictions:
i.' Wine tasting shall be limited to three days per week.
ii. No buses or tour vans shall be allowed.
iii. Notwithstanding Section 24-240 Parking Regulations, a minimum of four
and a maximum of 10 paved or unpaved parking areas shall be provided in
addition to any required for the handicapped, pursuant to Section 11-29B
of the California Building Code. Covered and garage parking shall not
count towards the total maximum parking. No on -street parking shall be
allowed.
iv. Use of outdoor amplified music is prohibited.
3. Signage:,
a. Signage in conjunction with the operation of any winery allowed in this Section
shall be subject to review and approval as part of the permit review procedure
required for such winery. Prior to approval of the Administrative Permit, submit
scaled drawings and receive approval from the Department of Development
Services for any on-site signage to be approved for the winery.
b. Off-site signs for wineries may be permitted, provided that such signage shall be
permitted only in conjunction with the Administrative Permit. Prior to approval
of the Administrative Permit, submit scaled drawings and receive approval from
the Department of Development Services for any off-site signage to be approved
for the winery.
4. Butte County Airport Land Use Compatibility Plan Compliance: This site is located
within the B-2 Extended Approach/Departure Zone of the Butte County Airport Land
Use Compatibility Plan. Therefore the following are required:

a. Airspace Review for any objects and/or structures over 70' tall.
b. Completion, recordation and submittal of an Avigation Easement Dedication with
Acknowledgement of Airport Proximity, signed by the City Attorney, City of
Chico.
5. Comply with requirements of all Butte County departments for issuance of Building
Permit number B09-0568.

e. Prior to approval of the Administrative Permit, landowner shall provide the
Department of Development Services with copies of its most recent wine
production reports submitted to the Bureau of Alcohol, Tobacco and Firearms or
other similar agency.
f. Sanitary facilities and domestic water shall be provided pursuant to the
requirements of Environmental Health Department.
g. Comply with Public Works requirements.
2. Allowed Uses:
a. Growing and harvesting grapes and other products suitable for wine processing
and bottling of grapes and grape products produced on the premises up to 7,500
cases per year.
b. Processing and bottling of grapes and grape products produced off the winery
premises up to 7,500 cases per year.
C. Sale of wine for consumption off premises whether grown or produced on
premises or off.
d. Sale of merchandise related to wine or the winery.
e. Wine tasting involving serving wine to the public for the purpose of sampling the
wine, subiect to the following restrictions:
i. Wine tasting shall be limited to three days per week.
ii. No buses or tour vans shall be allowed.
iii. Notwithstanding Section 24-240 Parking Regulations, a minimum of four
and a maximum of 10 paved or unpaved parking areas shall be provided in
addition to any required for the handicapped, pursuant to Section 11-29B
of the California Building Code. Covered and garage parking shall not
count towards the total maximum parking. No on -street parking shall be
allowed.
iv. Use of outdoor amplified music is prohibited.
3. Signage:
a. Signage in conjunction with the operation of any winery allowed in this Section
shall be subject to review and approval as part of the permit review procedure
required for such winery. Prior to approval of the Administrative Permit, submit
scaled drawings and receive approval from the Department of Develobment
Services for any on-site signage to be approved for the winery.
b. Off-site signs for wineries may be permitted, provided that such signage shall be
permitted only in conjunction with the Administrative Permit. Prior to approval
of the Administrative Permit, submit scaled drawings and receive approval from
the Department of Development Services for any off-site signage to be approved
for the winery.
4. Butte County Airport Land Use Compatibility Plan Compliance: This site is located
within the B-2 Extended Approach/Departure Zone of the Butte County Airport Land
Use Compatibility Plan. Therefore the following are required:

a. Airspace Review for any objects and/or structures over 70' tall.
b. Completion, recordation and submittal of an Avigation Easement Dedication with
Acknowledgement of Airport Proximity, signed by the City Attorney, City of
Chico.

Permit number B09-0568.

A Small Winery is defined as a commercial winery producing 7,500 or fewer cases of wine per
year with on-site wine grape production. Large Wineries produce between 7,501 and 15, 000
cases per year and require a Minor Use Permit. Very Large Wineries produce more than 15,000
cases per year and require a Use Permit. (Butte County Code Section 24-263)
