The Thermalito Afterbay and Hamilton.\_4�o r�` re at the ilo:v; kern boundary of the property. Highway 99 is abo�.+;t. ' le to the west. The purpose f or the rezone, as stated by the app! 5 � t, is j -o bring the zoning for the land into conformance with the i1EXal. Plan. Any 7,akid divisions which occur subsequent to the rezone �, Juld then be in onformance with the Butte County General Plan. The Genexal Plan des%'nates this area as agricultural, orchard and field crops. The Land consists of flat and contoured topography. The soils hive been recently tiliLed. The soils are of two types: Rocklin fine sandy loam and Redding gravelly sandy Loam. Two pump stations for the Afterbay, number 10 and 11, are on the site. The surrounding uses include large farms and :rural residential' uses. There are parcels of 10 12 acres in size on adjo�n.n';,,-property "to, the west which would be comparable to the parcel sizes allowed under the A -IC :;one. Other parcels in the vicinity range from 53 to 80 acres in size. 1(a). The soils have a high expansive rating in this area. The Butte County B�,41ding Inspection Department will require pile foundations or some t�thev specially designed sydtem for :future residences 1(g) Potential geologic hazards include a possible fault within 21,E miles to the northwest. The aftershock epicenter region of the August 1975 earthquake is about six miles to the east. A moderate liquefaction potential exists 3(b). The surface drainage and subdrainage axe good except in the shallow depressions. The soil absorbs water well, 'but it has a low water -holding capacity; The 10 or 20 arse parcel sizes will alleviate the need for dra5nage facilities. , "I 3(1). l!he Thermal into ,Af tetbay lies just to the north.
