The adjacent and surrounding parcels are zoned A -R (Agricultural Residential).' ,,Variations in11as'sesseo valuations can be attributed to a number of factors inat,'ding slope, access to improved roads, natural amenities, sa tls=.,compa,rabl,e sales, and- improvements. ' It appears from this sample of parcels that zoning has had no effect on the y parcel values. The average value per acre of land zoned A -R is slightly higher than the parcels zoned MHP, although the difference appears minimal. The attached trap shows`the locations and assessed land valuations in the area. Of particular interest are the assessed valuait"�:ons of parcels 55 -OS -19 and 55�-05--20; Both are 2.6 acres,in size, and assessed identically. The parcels are adjacent. The difference in zoning has not affected iw assessed Land values. In summary, differences in zoning in the area have not: effected corresponding land'values.
