A ricultural- s a rezone Mobile Home for AP# 31-23?-02 &, -05 and

AP#, 31-242-06. The site consists of about �/z acre ai` laOo
on the west side of 7th Street between Yuba Avenue and Colusa Avenue
in. Thermalito. The land is quite level and id covered with low-growing
graoses and a few scattered oaks and landscaT)ed -Drees._
The surrounding land uses include single family residences, open fields
(some used for grazing) and Northern Valley Indian Realth,,, Inc. faci-
litxes ofd' Yuba Avenue to the northwest of the Pasch properly, The
$utte County General. Plan designates.this area as medium low-density
residential, 5-8dwelling units per acre.
1(g): This property lies near -the aft�ershock epicenter region of the
Augxist 1975 earthquake. The potential geologic hazards from major
earthquakes is common to the Oroville and: Thermalita area.

The rezone proposal is consistent with -,the General plan recommon-
d.ation of medili�i low density residential use.
There are ,many mobilehome8 on individual parcels '1�4:'hermal.ito. Mobile
domes are located on numerous parcels Ton A-2; one such area as to
Grand Avenue between loth Street and '14th S xeet. AnoL-hex area allow-
ing mobilehomes is=-the area zoned AR-MH iwhich is north, of Grand Avenue
and south of Felson. Avenue between 4th Street and 12th Street. Several

12: The rezone proposal, may have some effect on existi3as hqusing in
the neighborhood through any controversy which may arise. The'appli-
cant presently has a 350 square foot mobilehom;- stored next to his
home that he wishes to use as a residence. In additioia t'o theresidence
of Mr. Pasch, there appears to be another residenr��: behind his, house,
two mobilehomes (the 530 square foot moblehome next to his residence
andanother single-wide moblehome nearby) and a gravel trailer on the
three parcels owned byMr. Pasch and, his wife.
3(b : Off-street parking is a concern. At times, -,there are half a x
dozen ar more care parked in front of the Pasch property along 7th Street.
Two off -street parking; spaces are required per dwelling fo.r single
family residences in both the A-R and ARtMH sones. A,mean8 should be
devised to provide more off-street parking on the three parcels involved
in this 'rezone. The parcel does not 'appear 'to meet the off -Street park-
ing requirements of the current zoning ordinance.
