Appendix F - page 6 of 8 v \1 TT DISCUSSION OF ENVIRONMENTAL EVALUATION This pro osal is a, rezone from A-20 (Agricultural 20 acre minimum Tot s, ze. to A�5 east of(Agricultural ton. The y 5 acre minimum lot size) for AP# 89125-M y$9 acre s1 to °1 i es at the south end, of Troxel Road about one mile south of its", intersection with Burdick Road. The property is currently in use as an almondorchard; sur- rounding properties are also used as almo.pd orchards along with rural residential uses. The applicant would 11ke to separate a five acre parcel to be used as a homesite from the total acreage of 89 acres, The; 5 acre .parcel would be part of a real estate transaction betweeniMr. Petersen and a Wyoming 'resident from whom Mr. Petersen is purchasing a home. The -Butte Co(unt,y General Plan desi g,nates this area as agricultural- orchard griculturalorchard and field crops. 4(d) soils in this locality are of three types Stockton clay adobe, Farwell loam and Farwell clay loam. These soils do well for orchard production. The rezoning would reduce the almond orchard by -5.6% of its present land area. The acreage reduction of the `almond orchard is not considered to be a significant environmental factor. 8, 11: The proposal for a five acre agricultural zoning could be con sidered "spot zoning". The A-2.0 zone has been in effect since dune 17; 197,55 for this area. There are several parcels of less than 20 acres in size in the vicinity,; however, the majority o'f parcels are from 20 to, 75 acres + in the vicinity. A precedent could be set by approving a 5 acre zoning in the midst of 20 acre zon'in'g.
