of land 1,ocated near the intersection o'f Monte Vista ,Avenue and
Lincoln Boulevard (Palermo,Road) in the south Oroville area. The
property in this proposal includes varfous' parcels in Assessor's
Parcel book #,,36 - pages 16, Z0, and 37. The project area is
located in portions of sections 28 and 29 , T.19N.

Lural Residential) and C-1 (Light Commercial) zoning to R-3 (Me-
dium Density Residential), P.-4 (Maximum 'Dens'ity Residential -

The proposed project site is 3/4 mile south of OroV'ille, near
Lincoln Boulevard, west of Lower t,lyandotte Road and south, of Las
Plumas Avenue. The project site has frontage on Monte Vista Avenue,
Lincoln Bou1'evard (Palermo Road) and Las Plumas- Avenue. Soil` on-
site is classified as Redding gravelly sand loam. This soi'1:con"
sists of .:7-12 inches of red, brownish -rod gravelly, sandy loam
over gravelly, stony iron -cemented hardpan: The erosion pbtdhtial
of the so11 i s moderate and its expansive qual i'ti es are ' hi gh Fi re
hazards Jn the area are typical l,y,'' low to moderate with grasses
supplying the only fuel on-site. The I)roj,ect site is located
regionally in 'the Foothil-1 Fault System and people and property
may be subjected to seismic hazards, The project site occupies a
location in the foothill shear zone and is located approximately
two miles wast of the Cleveland Hills Fault Special Studies Zone.
The site' is also within the after shock epicenter, renion,, of the
1975 Oroville earthquake which produced a magni`tuub of 6.0 on the
Richter Scale

cial development of land.
Drainage facilities will be required by Public Works to proviAde a
permanent drainage solution for specific projects which are p,ro`posed.
The potential effects of the project on 'downstream properties; has
been considered by the project engineer: and the Public Works Depart-
