The bwo,,acre site lies at the norj$east corner of, Evans Reimer Road and Township Road (Lige Oak- ()G•ra,dley Road) south of Gridley approximates, one mile. The land is relatively level, it walnut, orchard rase. This two-acre property (AP# -94-1'1-147)„was divided into three 2/3-acre parcels on Octo'ter 9, '1978 for"'Rober- linters. Prior to that time,, theproperty was lot 'I of a tentative parcel map for Richard gtoi , ;tEs1 which. was 'approved by the Butte County Advisory ,Agency on Decemb.r 19,; 1977 (AP ' 24-'19-11$) • 'he discussion, from. the 6iiiiironmental ret, li ew of this arlier, project is..,, attached for use with this present project. The Butte county General-Plan designation for the area is low density, residential transitioning to agriculture: orchard and field crops. The proposed-A-zone allows the minimum parcel size as well as agril cultural uses including livestock, with certain restrictions. Thee minimum parcel size in actuality .cannot 'be achieved with the use of individual parcel wells since sewage disposal' leach field area requires a minimum 10,000 square feet of useable area and. a 100' leach-field- free setback area round the wells is required. The present 2/3 acre parcels cannot be further divided because of sewage disposal requirements unless" community water and/or sewer is provided. ii - I Appendix F - page 3 of 9 _ I 1114 DISCUSSION OF' ENVIRONMENTAL EVALUATION I AP// 12LNjl-118 This is a proposal to divide ton acres of flat a ri cultural land (AP# 24-11-118, partial -lot 8) :.into two 2.37= -acre parcels -and two 2.6$ -acre arcels The proposed use of the site is.agricultural_ resi4enti ' The site Aries in the transition mea ,t3etreen the agricultura: i rchard and field crop designation and the low 0:61YIflity residential designation o' the butte County General Plan The property lies ob the very edge of the City of Gridley's sphere' of iftfluence (with - El the secondary and ultimate sphere:, not 'the primary sphere).
