Designed in such a fashion, the plan will consume less area for residential uses, create less impervious surface, 'to- duce e-duce the amount of cut and fill normally, required, and will help preserve native trees which grow abundant on the site: 5. Within each lot are established building envelopes ranging in area from 2,400 square feet to 3 500 square feet. Building structures are to be located within the envelopes in such a fashion, if possible, that they do not disturb tree root systems and the building is not to consume more than 75% of the build- ing envelope. This freedom to locate each building structure within building envelopes allows the placement of a dwelling, in some cases, less or greater than the Butte County Building Setback Requirements. However, Butte County does allow an 'q exception to the standatd setback requirements for garages in hilly or mountain areas where it would.be impractical to abide by thC., normal setback. 6. !Vhe plan is also designed such that each lot has the option of utilizing two car parking bays or a double garage with a five foot minimum setback inside each lot. A stipulation must be made; however, that all garages located within this minimum location to the street have garage doors which are mechanically operated.
