DISCUSSION OF ENVIRONMENTAL EVALUAT;TON This proposal is a land division to create three parcels lof 2.30 6±, and 3"0± acres in area For residential use. The 37± acre property is located in the western periphery of the Gridley urbanized area adjacent to and north of the; Gridley-Colus:a highway. Subsequently, proposed' parcels 2 F, 3 will be considered for annexation to the City of Gridley. Subsequent to that, A. 115 -unit sub- division has been proposed on the 30 -acre parcel, to the City of Gridley upon finalization of the annexation. The City of Gridley has recommended an EIR for the sub- divisionf-..development based on the growth inducing impacts and traf'...Ac impacts of the proposal (see attached City of Gridley environmental evaluation checklist) Since these three projects are interrelated and are different phases of the sub -division development, a single environmental impact report is necessary, covering the entire overall development s`cluence, including each phase (parcel map, annexation, subdivision). Each project phase is a necessary J precedent -For action on the larger project; the 115 -unit ubdivision, which is the ultimate goal.. The impacts ident- ified on the checklist include: 1. Trafflc and traffic -related impacts (noise) reduction in air quality, area circulation, etc.) 2. urban expansion and population growth. 3.
