with Ceano'thus Avenue. Lindo Channel borders the property on the
south.
Vegetaticn in, this area, is primarily weeds and grasses (foxtails,
star thiole, bromes, etc.) and scattered trees, (mostly oak).
Common wildlife in this area include songbirds,, rodents and a variety
of insects. <:i.
Parcels one and two have existing residences.
The surrounding land uses include several scho618s`,(Pleasant Valley
High School to the north, Marigold Elementary �bchool. and Loma Vista
Orthopedic School to the northeast), residential`uses and. a ricultural
uses such as open grating land. A fifteen 'lot subdivision Ryan,
'ark Subdivision) is planned on the adjacent pj^operty to the east.
The Butte County General Plan designates this area as low density
rosidential, .� to 4 dwelling units per acre. The county zoning i.s

thaf this is zoned A-2; this al6vs for multiple far'riily uses. The applicant,was delighted
to go for the zoning as requested; they were told now that the City of Chico would

Chico's sewer system. Basically, the reason that they need the parcel map --is so that

director, set out the background of the appeal. The condition was that
for divisions of land that the applicant request and pursue zoning that
is appropriate„

The requirement to pursue zoning was the way 'the matter had been handled
before the Board policy. The Advisory Agency must rely upon the findings
in'the environmental. determination. This is in regard to single :family
residential development.

the requirement for zoning the parcel could be developed Ir. the A-2 zone..
