PROd"E'CT DESCRIPTION:
Mr.. 0. Vere Raley is.seeking a rezone from A-2 to M-1 in compliance
with a requirement on a tentative parcel map. This

The proposed ste,occupies an area of 38,350 square feet and has
frontage along the south ,side of East Park Avenue about 1200 feet
east of its intersection with Fair Street

The site is level and the entire grounds are covered with Pr oposal.
Na flora or fauna exist on the site. The project site is in an area
where the expansive qualities of the soil are moderate to high accord-
ing to the Butte County General plan. No known surface or subsurface
faults exist in the vicinity of the proposal. The nearest surface
waterway to the project site is Comanche Creek, which runs adjacent
L -o Fair Stree approximately 400 yards to the south.
Presently, the site is occupied,by one single -wide mobile which had
been used as a sales lot office. No permanent structures exist
on-site. The land use designation according to the Butte County
General Plan is industrial.
The project site is surrounded by commerdial and industrial uses. To
the immediate east is Holiday Auto Sales, beyond which is the California
Highway Patrol office. To the southeast of the site is Wahl', Windows.

warehouse facilities. Any ,increase in traffic generated by thpst_,
facilities while in use and. while wader construction would cause
contributions of hydrJcar_bols, nitrogen oxides', and carbon monoxide'
to the local atmosphere.

10.. Most industrial uses contain a certain amount of risk to em-
ployees as well as surrounding properties. The storage of: any
dangerous or toxic substances would only increase these risks. The
storage of such substances would requira a use permit.
14a. The Butte County Fire Department has no objections to the proposal.
15. Manufacturing processes utilize a substantial amount of energy
in the means of powzr for machinery, light.*,,ng, and fuel"for some
machinery. The use of fuel and energy resources, possibly in Sub-
stantial amounts, is an unavoidable impact of"light industrial uses.
Energy conservation measures should be employed as part of any facility
construction and machinery operation on the site. The property is
