DXSCUSSXON OF ENVXAONMENTAL EVALUATION ) The rVzone portion of this project from R-3 to RT -1 would be a change of the potential. land use on the site .from medium density residential to low-density residential (conventional houses or mobilebomes). The R-3 zone allows single-family dwellings, duplexes and multip.l.e-family dwellings, not including tents, trailers or mobilehomes. The RT -1 ,zoning would allow one single-family dwelling per parcel or a mobilehome to house one family per parcel subject to the mobilehome, having a floor area of at Least five hundred (500) square feet. Since the proposed zoning of ItT-1 is more restrictive than the cur- rent R4,3 zoning, the magnitude of potential environmental effects would be less than could occur at present. 115) 3b: Compaction and overcovering Of the sail would occur from the placement of four residences, either conventional or mabilehome , The incremental increase in surface wager runoff that would result can be readily accommodated by tiro drainage along the west boundary of the property.
