Timber Mountain,,, five parcels minimum. A forty -.acre land area contiguous on'the north and west of the subject rezone area is currently zoned TM -5. This total 90 acres of predominantly gentle -'sloping land is a portion of a "220-z,4cre parcel and is slated for a proposed 18 lot subdivision con- sisting of 5 -acre parcels. The remaining 130 acres of the property will remain TM -40; and is largely within the rugged Butte Creek Canyon which is generally unsuitable for development. The rezone proposal basically alters only the allowahle density of development of the site; permitted uses"are the same. under the proposed TM -5 zoning as tinder the present 'TM-1,0'•and TMZoning. Surrounding zoning d.is:tricts include TM 40 on the`east; TM -20 on the south, TM -,5 on the West, and TM -5 and ;TP -160 on the north. Numerous2�-acre and 5 -acre parcels- exist toward the west in the exi.s,.ting TM -5 district adjacent to the 220 -acre - pro pexty,,nearb( the retione site. However, Garland Road traverses the western portion of the rezone site (that area currently zoned TM - 20) providingprimary access into the area and through the site, and existing ;old logging roads', traverse the eastern portion of the rezone, Site (that area currently zoned TM -40). Therefore, primary access onto and across tje pra'perty currently exists. Devel0pmerit of the site will require ;upgrading o£ the road and development of access driveways to individualparcels off' Garland Road. The southoastern portion of t}ie rezone "land area is steep and cannot be develol]ed. Development of homesites on 5 -acre parce 15' on this 'bredoiinantly gentle terrain should require minimal earthwork, and not cause significant <I soil disruption or erosion -since the majority of the -acre parcels would likely remain undeveloped. Developable areas exist throughout , this, ridge area.
