Gentlemen:
Tentative maps of the subdivisions discussed: below were submitted
to the Pity Planning Office by the Butte Courtly Public Works De-
partment -and were received on September 30, 1963. It is my under-
standing that .action was taken by -the County Planning Commission on
these subdivisions on October 9, 1963. Inasmuch as the City Planning
Commission,did not :meet until October 14, 1963, no recommendations
were submitted prior toyour action.
The subdivision were discussed by the City Planning, Commission on
October 14, 1963, and. the Commission submits the following comments
even though action has already been taken:
A. Pleasant Valley Subdivision
1) The development conforms to the Chico 'General Plan..
2) The property should. be permanently zoned for single family
residence use. _
3) The proposed street names have been reviewed by the Chico
.Ease Department.. The:department recommends and the
Commission concurs, that the names "Ellen Circle" and
"Derry Drive" be rejected due to conflict with existing
street 'tames:
R. Foothill Terrace Subdivision
specific comments are made; however,, t1�e Ca�zssion
did express some concern relative to continued develop-
ment of properties fronting upon unpaved roads :such as
Chico Canyon Road.

_�- 1) The subdivision is located outside the area proposed for urban
development by the Chico General Plan
2) tie proposed street names have been reviewed by the Chico Fire
Department. The department recommends, and the Commission
concurs, that the names "Sharon ay"° and �° 1akilyn i�xive'� be
rejacted due to conflict with existing street names.

31 The Chico General Flan and the proposed Butte County ziaster
Street and Highway Plan indicate a desired extension of East
Avenue from Highway 99B North westerly to Highway .32. The
northerly line of the proposed subdivision coincides with a
w sterly projection of East Avenue. The County should 'nyder-
tame preliminary surreys toward selection of the final align
meat and require dedications as may be appropriate as subdivi-
sions are developed in this area.
The City PIanning Commission has requested that subsequent tentative
maps be reviewed by the Planning Office and the City Department of
Public Rorks upon receipt, and that a staff reco=endation be sent to
the County Planning Commission. Perhaps this procedure will enable
the County to give appropriate considerat.cu to comments by the City
of fico prior to, action on tentative subdivision maps. The staff
recommendations ll continue to be guided by the sand use policy ex-
pressed in the Chico: General Plan, .nd by the development standards
of the City of Chico.
