Mr. Wilson gave a brief summary of the project.
The hearing was opened to the public.
No one was present to speak on this item.
The hearing was closed.
Mr. Parilo asked Mr. Crawford if Condition 2 could be spelled out more.
Mr. Crawford said it could be written in more detail to make it easier to understand.
Chairman Edell pointed out that the longer the condition,the more it will cost the applicant to record
the document. He noted that there is a handout explaining the regulations that is given to the
applicant for building permits.
It was moved by Mr. Parilo, seconded by Mr. Erickson, and unanimously carried to approve the
Legal Lot Determination for June C. Bowman with the findings and conditions as follows:
A. The project is exempt from environmental review under the General Rule exemption Section
15061(b)(3).
B. The parcel size of 5 acres was in conformance with the Butte County Zoning Code and the
General Plan at the time of creation.
Conditions:
1. Pay the recording fee in effect at the time the Certificate of Compliance is recorded. The
current fee is $7.00 for the first sheet plus $3.00 for each additional sheet. The estimated
current cost for recording this Certificate is $10.00 without conditions, $13.00 with
conditions. This cost estimate is based on I page notification (first sheet), 1 page of legal
description attached as Exhibit"A", and 1 page of conditions attached as Exhibit`B".
2. Place the following informational note on the Certificate of Compliance: "All new
structures must meet the Fire Safe Regulations of the Butte.County Code and Public
Resources Code 4290 and 4291".
3. Prove that adequate quantities of domestic water for a single family residence are available
to the parcel.
4. Prove that adequate sewage disposal area for a single family residence exists on the parcel.

This report is for a Legal Lot Determination for a Certificate of Compliance. Staff recommends
approval of this request.
ANALYSIS:
This 5 acre parcel was created by Deed 1610 O.R. at page 684 recorded in the Office of the Recorder
of Butte County on April 21, 1970, without access to the property. At the time the parcel was
created parcels needed to provide approved access and meet the zoning and environmental health
criteria.
An easement was obtain on September 24, 1998, under Butte County Recorders Serial Number
1998-0040962. At the time the parcel was created the zoning was A-2 which had a parcel size of
8,125 sq. ft. The size of the parcel is consistent with the Zoning and the General Plan. There is an -
existing 1,440 sq. ft. Single family residence on the parcel.
The Public Works Department and Butte County Fire Department have recommended standard
conditions be included in the Certificate of Compliance. The requirements of the Environmental
Health Department are for water supply and septic systems. -.-
CEQA ISSUES:
This project has been determined to be exempt from the California Environmental Quality Act
(CEQA)provisions under the General Rule exemption Section 15061(b)(3).

At the regular meeting of the Butte County Development Review Committee held on August 10,.2000,

This report is for a Legal Lot Determination for a Certificate of Compliance. Staff recommends
approval of this request.
ANALYSIS:
This 5 acre parcel was created by Deed 1610 O.R. at page 684 recorded in the Office of the Recorder
of Butte County on April 21, 1970, without access to the property. At the time the parcel was
created parcels needed to provide approved access'and meet the zoning and environmental health
criteria.
An easement was obtain on September 24, 1998, under Butte County Recorders Serial Number
1998-0040962. At the time the parcel was created the zoning was A-2 which had a parcel size of
8,125 sq. ft. The size of the parcel is consistent with the Zoning and the General Plan. There is an
existing 1,440 sq. ft. Single family residence on the parcel.
The Public Works Department and Butte County Fire Department have recommended standard
conditions be included in the Certificate of Compliance. The requirements of the Environmental
Health Department are for water supply and septic systems.
CEQA ISSUES:
This project has been determined to be exempt from the California Environmental Quality Act
(CEQA)provisions under the General Rule exemption Section 15061(b)(3).
