The lot runs 460 feet from east to west and 300 feet from north to south, 3.17 acres. The proposed project itself will be '/4 of an acre located on the northwest corner of said lot, facing Fulton Avenue. Currently the lot is bare pasture land(part-time)with the exception of a couple of oak trees along the north boundary with brush and small walnut trees along the perimeter of Fulton and North Villa Avenues. There is a 2%to 4% slope which runs from north to south. The said property is described as Lot 4 of Block 84, Subdivision No. L of the Palermo Citrus Tract according to the official map filed in the office of the County of Butte, September, 17, 1888. Currently the property is zoned Agricultural-Residential and under General Plan AR. The surrounding properties are zoned the same with single family dwellings. Olive trees that are a hazard to agriculture, as determined by the Agricultural Commission, must be removed from the project area prior to 'recordation of the map, unless they are to continue as a commercial agricultural operation' Chair Lambert asked if a condition should be made to have the dilapidated structures removed. Mr. Purvis said that Cal Trans did not want an access point onto the highway. Chair Lambert closed the piblic hearing and confined comments to Commission and staff. Mr. Michelena said that Public Works asked to review the letter from the City of Gridley. There is one condition that needs to be added regarding what Gridley is requiring regarding curbs,gutters,and sidewalks. Commissioner Nelson asked if Mr. Purvis wanted to address the new condition. Commissioner Nelson asked why sidewalks are required if it only goes in front of the mini storaeg Mr. Michelena said it is a standard condition.
