Pair-O-Dice, Application for Determination, AP 041-470-074, File DET 96-08, located on the east side of Silvera Court, approx. 1200 ft. south from the intersection with Pentz Road. Paradise area. (LP) Mr. Sanders said that the parcel was created by gift deed on May 23, 1979. The parcel would have complied with both zoning and General Plan at the time of creation. There would be a $9.00 recording fee. Mr. Edell said that the Assessor's Map is in error, in that Lime Saddle Road, which is county maintained, fronts the property. Mr. Reid said that there would need to be an area with less than 30% slope for sewage disposal area, and availability of potable water would have to be verified. It was moved by Mr. Reid, seconded by Mr. Nelson, and carried unanimously to issue a conditional certificate of compliance for a parcel owned by Pair-O-Dice, on AP 041-470- 074, finding that issuance of this conditional certificate will not be detrimental to the health, safety or welfare of the people of Butte County or,other properties in the territory in which the property is situated provided the required conditions are complied with. A "clean" certificate may be issued if the conditions are met either prior to issuance of the conditional certificate or thereafter. 1. Verify that an area exists on the property with a slope not in excess of 30% that is suitable for the installation and replacement of a sewage disposal system for a single family residence. 2. Verify that adequate quantities of potable water to serve a single family residence will be available to the property. 3. Pay $9.00 recording fee.
