ANALYSIS: The 13.2 acre parcel was created by a Certificate of Merger which merged APNs 072-450-014, 016, 022 & 024, and which was recorded on May 14, 1996 under Serial Number 96-017985, in the Office of the Butte County Recorder. The merged parcel has not been given a new parcel number by the County Assessor's Office. The M-R zoning for the project site was established on Dec. 12, 1969. The M-R zone requires a minimum parcel size of 5 acres. At the time of the project parcel's creation on May'14, 1996, the parcel met all the requirements of the M-R zone. There are no structures located on the subject parcel.
