Staff recommends approval of this request. ANALYSIS: The.4 acre parcel was created by gift deed on June 28, 1990, SR 90-027231 with access. The current AR zoning for the project site was established on September 6, 1960 by Ordinance No.684. The Butte County General Plan designates the project parcel as Low Density Residential. The size of the parcel meets the 6500 sq.ft. minimum parcel size requirements of both the AR zoning and the General Plan. No improvements have been made to the parcel. Domestic water and sewer service for any future development on the project parcel will be provided by the Thermalito Irrigation District. The Butte County Department of Public Works requires the applicant to pay the appropriate recording fees and provide two-way traversable access to the parcel from a publicly maintained road. The Butte County Fire Department requires any new development on the project parcel meet the Fire Safe Regulations of Butte County and Public Resources Code 4290 and 4291. The Butte County Environmental Health Division has no objections to this request.
