Beginning at the Southwest corner of the Northeast quarter of the
Southwest quarter of said' Section 34; thence Westerly along the Southerly
line of the Northwest quarter of the Southwest quarter to the Southwest
corner of that certain parcel of land described as Parcel 1 in deed from .
Lloyd M. Denman, et ux to Donald Sorenson, dated August 31, 1953 and
recorded September 23, 1953 in Book 689 of Official Records, at page 349,
records of Butte County, California; thence Northerly along the Westerly
line of said Sorenson parcel to the Southerly corner of that certain
parcel of land described in Administrators Deed to Bernard J. Ainsworth,

170-022: This is a request for a Determination for a Certificate of Compliance for
a 5.17 acre parcel located on Cohasset Read approximately 1/4 mile south of
Cohasset Road & Vilas Road, Cohasset. This project is located in an area zoned
TM-2 (Timber Mountain, 2 acre minimum). This project is located in Supervisorial
District 3.

SUMMARY: This is a report for a Determination -for a Certificate of Compliance. Staff
recommends approval of this request.
ANALYSIS: The 5.17 acre parcel was created by deed on November 6, 1970, in Book 1642 of
Official Records at page 667, as a remainder parcel. The current TM-2 zoning for the project
site was established on August 20, 1974 by Ordinance No.1474. The zoning for the area at the
-time of creation was A-2 which had a minimum parcel size of 8,125 sq. ft. The Land Use
Element Map of.the Butte County General Plan designates the project parcel as Agricultural
Residential. The size of the parcel meets the size requirement of the TM-2 zoning and of the
General Plan. No improvements have been made to the parcel. Domestic water for any future
development on the project parcel will be obtained from an on-site well. Sewage disposal will
be handled by an on-site septic system.
The Butte County Department of Public Works has no conditions other than the applicant to pay
recording fees as stated in Section 3 of recommendations. The Butte County Fire Department
has recommended a condition of this project that requires any new development on the project
parcel to meet the Fire Safe Regulations of Butte County and Public Resources Code 4290 and
4291. The Butte County Environmental Health Division has stated that there is ample room on
the project parcel for a sewage disposal system and that wells are usually good in the project
area.
ENVIRONMENTAL DOCUMENTATION: This project has been determined to be exempt from
the California Environmental Quality Act (CEQA) provisions under the General Rule exemption.

Prove that adequate sewage disposal area for a single family residences exists on the parcel.
Provide a"will serve" letter from verifying the property is within their district boundaries
and that they are willing and able to provide sewer service to the subject property.

Provide evidence that there are adequate quantities of potable domestic water available to property
in accordance with section 12 of the Subdivision Ordinance Improvement Standards.

accordance with Appendix VII of the Subdivision Ordinance Improvement Standards.
Public Works Conditions:
Provide two-way traversable access to the parcel from a publicly maintained road or state highway
as defined in the County Code.
Provide approved access to the parcel from a publicly maintained road or state highway in
accordance with the County Code. Minimum easement width to be_feet.
Verify legal access to the parcel from Craig Access Road. Provide documentation from the State
Department of Water Resource Division of Parks and Recreation allowing the use of Craig Access
Road as access to the parcel.
Fire Dept.
Place the following informational note on the Certificate of compliance"All new structures must
meet Fire Safe Regulations of the Butte County Code and Public Resources Code 4290 and
4291."
