Carrillo. on APN 026-070-025: This is a request for a Determination for a Certificate of Compliance for a 5.86 acre parcel located on the south side of Bohemia Avenue, approximately 750 ft. west of Upper Palermo Road, in the Palermo area. This project is located in an area zoned ARMH-1 (Agricultural Residential Mobile Home 1 acre minimum parcel size). This project is located in Supervisorial District 1. . RELATED ITEMS: None FOR: Development Review Committee Meeting of January 22, 1998 SUMMARY: This is a report for a Determination for a Certificate of Compliance. Staff recommends approval of this request. ANALYSIS: The 5.86 acre parcel was separated by a court judgement on June 5, 1972, and created on July 5, 1972, in Book 1768 of Official Records at page 91. Zoning at the time of creation was A-2, which had a minimum lot size of 8,125 sq. ft. The current ARMH-1 zoning for the project site was established on February 28, 1984 by Ordinance No.2393. The Land Use Element Map of the Butte County General Plan designates the project parcel as Agricultural Residential. The size of the parcel exceeds the size requirement of the ARMH-1 zoning and of the General Plan. ,There is an existing 720 sq. ft. mobile home on the parcel but it is not connected to utilities or a septic system. Domestic water for any future development on the project parcel will be obtained from an on-site well. Sewage disposal will be handled by an on- site septic system. The Butte County Department of Public works has no conditions to this project. ENVIRONMENTAL DOCUMENTATION: This project has been determined to be exempt from the California Environmental Quality Act (CEQA) provisions under the General Rule exemption. RECOMMENDATION: Staff recommends that the Development Review Committee approve the Determination for Augustin M. Carrillo, on APN 026-070-025 subject to the following findings and conditions.
