SHEET APr oVo-1(po -oq1 PROJECT NUMBER U-0 00 - OZ 7-20-99 Re: Pre development conference AN 40-18-52 and/or 40-18-41 Dear folks, I am interested in developing about 9 parcels between 1 acre and 1.1 aces on the lots mentioned above. I understand that I will need streets, sewer line,sidewalks,and annex to the Durham water district. What else will I need? .I prefer these parcels be allowed to have livestock as px the sr-1 zoning. On my parcel(#52),I have a building permit in process,which will be on Jones Avenue about 100 feet from the road. The remaining parcels I intend to develop will be to the east on a newly constructed private road withbuilding sites at least 300 feet from any existing orchard. My neighbor's property(41)is across from Durham Pump and Tink Metal works. It is across from some almond trees that exist across Jones avenue but those almonds are on a 2 and a 3 acre parcel that are primarily used for homesites and zoned for future development. Those two small parcels are all that stands between our parcels and Durham proper. Both°of these parcels perhaps match the elements of the D2N plan almost perfectly. Their proximity to town and services,pedestrian friendliness,on the bicycle path,300 feet away from any economical orchard, far enough away from the railroad tracks,and infilling between a housing development and the town all make this a very compatible project. I would like to develop both parcels but may develop just#52. I would also like to have the 300 foot setback from any orchard waived due to the residential nature of the small lots on Jones and the fact that those small orchards are sure to be developed in the near future due to their location and that they really due more harm to the growth plans and D2N plan for Durham than good by being protected. A pressurized water system for fire protection is required.=The spec locations of the fire hydrants will be made by the Butte County Fire Departmental; consultation with the developer.
