There were many items discussed that will need to be implemented for the parcel map application submittal. I'm not including what was given has handouts from Public Works and the California Department of Forestry. Be aware that their conditions can change if they feel the project changes or requires additional conditions. The following are items that need to be addressed and shown on the submitted map with the application. I. Make sure both parcels are 20 acres (recheck dimensions on property boundary— I have 1,167 feet on the west boundary and 1,247.43 feet on the east boundary). You may want to divide parcels so the access easement is equally placed on both properties. 2. The maximum buildable area for each parcel is four acres (this includes improvement for roads, easements and driveways). You may want to designate the development area more in harmony with the contours of the parcels (not so square). 3. Identify constraints on the map (streams, areas with slope of 30% or more, mature trees) 4. Place contours (10' intervals) on the map.
