As we discussed last week, my client is interested in dividing her property. In our conversation
we talked about the need for a rezone and you suggested the advisability of a pre-application
review conference. I have enclosed a copy of the AP map with the proposal delineated, and
would like to respectfully request that you schedule such a conference to discuss this proposal.
Please find also enclosed a check in the amount of$250.00 for the pre-app fee. Should you have

creates additional possibilities of services by the. .Butte
County Fire Department• because of the increased dwellings and
people. The Fire Department does not have an ; adequate
mitigation fee in place to allow the .Fire .Department .to expand
as the population grows.
This specific rekone will allow one 8:. acre parcel. be split
into 3 parcels, each about 2 1/2 acres -each. This in• itself
does inot create an overwhelming' problem but with many of these .
types of• parcel splits in the County,* does sometimes stretch
the capabilities of the Fire Department. '
Any improvements made to these potential parcels will require
the following:

The rezone of any property in Butte County to smaller parcels
creates additional - possibilities of services by the Butte
County Fire Departmentbecause of the increased dwellings and
people. The Fire Department does not have an adequate
mitigation fee in place to allow the Fire Department to expand
as the population grows.
This specific, rezone will allow -one 8 acre parcel be split
into 3 par-cels,, each about 2 1/2 acres each. This in itself
does- not create an overwhelming' probler. but with many of these
types of parcel splits in the County, does sometimes stretch
the capabilities of the Fire Department.
Any improvements made to these potential parcels will require
the following:

The Butte County Development Services Department has received a request for a pre-
development conference regarding a proposed rezone, located on the west side of
Nopel Ave., approximately 1,600' north of the Hwy. 32, in the Forest Ranch area. The
proposal would rezone approximately 8 acres from"U" (Unclassified) and "TM-5"
(Timber Mountain 5 acre minimum) to TM-2 '/ (Timber Mountain 2 '/z acre minimum).
The applicant eventually proposed to apply for a parcel map to divide the property into
3 parcels. The Butte County General Plan designates the property Agriculture-
Residential. Attached is a copy of the zoning map depicting the parcel and surrounding
zoning.
The purpose of the meeting is to inform the applicant of local or state requirements that
may apply to their project. This will allow the applicant to incorporate those
requirements into the design of the project when the actual application is made.
The pre-development conference will be held in the Development Services Department
conference room located at 7 County Center Dr. on July 24, 1995 at 9:00 am. If your
department has concerns or comments regarding the proposal please have someone
attend or submit written comments to this department prior to the meeting. Comments
