A pressurized community water system is required. .Based' on heavy commercial or industrial use of the property, 2500 gpm fire flow would be required. This amount may be mitigated based on fire walls and automatic sprinkler systems being installed. 2. The minimum fire flow requirements shall be sustained for a period of at least 2 hours. 3. The water supply system shall be designed to maintain normal operating pressures of not less than 20 psig, nor more than 125 psig at the service connection., except that during periods of hourly maximum demand, the pressure at the time of peak seasonal loads may be not less than 15 psig. 4. The distribution system shall be of adequate size and so designed in conjunction with related facilities to maintain the minimum fire flow and pressure required. In no event, however, should the minimum pipe size for new mains be less than six inches in diameter. 5. At least two 6" fire hydrants would be required to cover the new development with 30'0 foot spacing between hydrants. 6. We are requesting a zoning change for the highlighted parcel to M1 . It has been suggested we pursue participation from the other property owners for this request as it appears there is consistent non-conforming use throughout. We have not received any objections to this zoning request following our letter of intent to the property owners. We make this request to facilitate a concurrent request to subdivide the subject parcel . I've enclosed two potential illustrations which would propose either a 4 parcel or 6 parcel division. The purpose of this letter is to ascertain (1) the likelihood of obtaining this zoning and subdivision and ( 2) required improvements, approvals, fees, etc. . . for recording a map of either of the two subdivisions. We might anticipate different requirements for each proposal and would appreciate your input so we might make an informed decision on which to proceed. To whom it may concern: The Butte County Development Services Department has, received a request for a pre- development conference regarding a proposed development located on both sides of Innsbrook Way, west of Esplanade, in the Chico area. The request will involve a General Plan Amendment and a Rezone of approximately 5 acres from an agricultural designation to an industrial designation. The existing zone is A-5, the proposed zone is M-1. Attached is a copy of a possible subdivision layout. The purpose of the meeting is to inform the applicant of local or state requirements that may apply to their project. This allow the applicant to incorporate those requirements into the design of the project when the actual application is made. The pre-development conference will be held in the Development Services Department conference room located at 7 County Center Dr. on March 15, 1995 at 9:00 am. If your department has concerns or comments regarding the proposal please have someone attend or submit written comments to this department prior to the meeting.
