Construction, installation or development of buildings and/or roads, driveways, gates and bridges on parcels/lots shall comply with the latest California Fire Safe Regulations—Public Resources Code 4290, 4291 and current Butte County Improvement Standards, whichever is stricter. ❑ 2. Building permit 06-0306 is pending approval of this variance. 3. Currently there is a 2092 square foot single-family residential home on our level 1- acre lot. There are no wild animals or native plants or trees on the lot. The entire lot is planted with typical residential landscape lawns and plants. Two sides of our lot are bordered by asphalt roadway for 8 eastern lots and an asphalt driveway for access to the northern neighbor's lot. Photo 1 is from the southwest corner of the lot and shows the exiting home,proposed addition and the easement and setbacks for both borders. 4. All surrounding lots are level. The lot immediately south has 3 rental units on it. All other surrounding lots are similar to ours: 1-acre with 1,800-3,000 square foot single- family residential homes. Some have detached shops/garages and/or swimming pools. All have typical residential landscaping. There is a combination of one-and two-story homes in the neighborhood. While our lot(and the western neighbor)has the burden of a full 60' easement and 50' setback for Aubry Court, each eastern lot has only a 30' easement and 50' setback as the easement for Aubry Court is located equally between the northern and southern lots.
