Enclosed with the application are a check in the amount of $1,531.00, location map, site plan, and a copy of the compatibility zone map that identifies the project site as within the boundaries of Airport Compatibility Zone C(2). The project would divide a 0.46 -acre parcel into two lots: 12,439 square feet (Parcel 1) and 7,588 square feet.. The average parcel size of the proposed parcels would be 10,013 Square feet (0.23. acres). The density of the project would be 4.3 dwelling units per net acre (0.46 acres) and 2.94 dwelling units per gross acre (0.68 acres, which includes the area to the centerline of the adjacent streets right-of-ways). w.� The project site is located on the southwest corner of Joshua Tree Road and Waterford Drive, at 491 A & B Waterford Drive, Assessor's Parcel Number 007-330-001. The property is developed with a residential duplex and a large accessory structure. The project site is.currently located within the unincorporated area of Butte County and is designated on the City cf Chico General Plan Land Use Diagram as Low Density Residential and is prezoned R1 Low Density Residential The existing County zoning for this property is R2 and is designated by the Ccunty of Butte Land Use Map as Medium Density Residential. An application for annexation into -he City of Chico for this parcel is being processed by the City. Because of the project's location within the C(2) compatibility zone we weuld appreciate ALUC staff to determine if this project should proceed to the ALUC for a consistency review.
