The project parcel is located within the "C" Compatibility Zone of the Oroville' Municipal Airport. The parcel is located on the southwest corner of 20'h Street and Poplar Avenue, in the Thermalito area of Oroville. SUMMARY: The project proposes a tentative subdivision map to divide a 1.49 acre parcel into 7 single-family residential lots. The project parcels are located within the "C" Compatibility Zone of the Oroville Municipal Airport. Staff recommends that ALUC find the proposed subdivision consistent with the 2000 Butte County Airport Land Use Compatibility Plan for the Oroville Municipal Airport. BACKGROUND: • The project parcel is 1.49 acres and is developed with one single family dwellings (to remain) and.two accessory buildings (to be removed). • . The property is within the sphere of influence of the City of Oroville and is zoned by Butte County as A -R (Agricultural Residential) and has a General Plan Land Use Designation of Low Density Residential. • The proposed subdivision map would create 7 single-family residential lots with. a density of approximately 4.7 (gross) dwelling units per acre. i • The residential parcels size range in size from 8,993 square feet to 10,687 square feet. The following findings have been prepared at the direction of the ALUC and are for the consideration of the Lead Agency (Butte County) when making a decision on the project. SECTION 1: ENVIRONMENTAL FINDINGS A. 'No environmental documentation has been completed for this project by ALUC staff. Your Commission's review of the proposed project and determination of consistency is 'not a "project" under the California Environmental Quality Act.. Determination of environmental review will be completed during the process of the Tentative Subdivision Map by the Butte County Planning Division.
