APN 031-275-006, 031-275-007: A consistency review for the proposed Sunridge Development Tentative Subdivision Map, which would, divide two parcels totaling 2.5 acres • into 16 single-family residential lots. The project site is located on the north side of Feather Avenue; at 12"' Street, in the Thermalito area of 0-oville. SUMMARY: Staff recommends that ALUC find the project consistent with"D" zone of the 2000 Airport Land Use Compatibility Plan for the Oroville Municipal Airport. BACKGROUND: • The project is comprised of two parcels which are currently undeveloped. • The property is,within the sphere of influence of the City of Oroville and is zoned A -R (Agricultural Residential) and has a General Plan Land Use Designation of Low Density Residential. • The proposed subdivision map would create 16 single-family residentia_ lots with a density of approximately 6.4 dwelling units per acre. • Parcel sizes range from 6,500 square feet (14 parcels) to 7,678 square feet (2 parcels). APN 031-275-006 and 031-275-007) The Airport Land Use Commission (ALUC) has prepared the following findings based on data contained in the 2000 Airport Land Use Compatibility Plan (ALUCP) for the Oroville Municipal Airport, as well as site specific information submitted by the applicant and ALUC staff. The following findings have been prepared at the direction of the ALUC and are for the consideration of the Lead Agency (Butte County) when making a decision on the project. SECTION 1: ENVIRONMENTAL FINDINGS A. No environmental documentation was submitted at the time of project review. SECTION 2: CONSISTENCY FINDINGS FOR PROPOSED PROJECT A. The proposal for the Villa Del Oro Properties, LLC, (Sunridge Development) Subdivision, to divide two parcels totaling 2.5 acres into 16 single-family residential lots, is consistent with Compatibility Zone D as found in the 2000 Airport Land Use Compatibility Plan for the Oroville Municipal Airport. SECTION 3: PROJECT FINDINGS: A. The project site is located in Airport Compatibility Zones D as listed in the 2000 Airport Land Use Compatibility Plan for the Oroville Municipal Airport. B. ,The residential density of the project is consistent with Airport Compatibility Zone D because there are no density requirements. SECTION 4: PROJECT CONDITIONS: , 1. Provide a deed notice for the sale of all resulting lots notifying purchasers of the - proximity of the airport and the potential for possible noise related impacts in an ALUC-approved disclosure notice. (CD) Mr. Durling gave a brief summary of the project and a power point presentation. Chairman Harp said the map submitted looks like this property is in the C zone and it was his understanding that this is in the D zone. Mr. Durling said the map he sent was not a good quality map and is hard to read. He said this parcel is in the D zone. He said he would work to send out a better quality map in the future. The hearing was opened to the public. No one was present to speak on this item. The hearing was closed. Mr. Durling submitted a corrected front page to his report which Commissioner Rosene questioned. Mr. Durling said he would check out the runway numbers and make sure the report is correct. It was moved by Commissioner Sherman, seconded by Commissioner Lundy, and unanimously carried to find ALUC File No. A05-01 (Villa D' Oro Properties, LLC) consistent with the 200 Airport Land Use Compatibility Plan for the Oroville Municipal Airport subject to the findings and condition listed below: SECTION 1: ENVIRONMENTAL FINDINGS A.
