HomeMy WebLinkAbout042-610-046Inter -Departmental Memorandum To: Butte County Airport Land Use Commission From: David Hironimus, Planning Department Subject: Review of TPM AP 042-610-046 (Heimann) for conformity with the Ranchaero Airport Land Use Plan. Date: August 1, 1990 The above referenced project is located under the approach zone of the northerly end of Ranchaero Airport and is subject to Airport Land Use Commission (ALUC) review since the proposed lots are less than 5 acres. If approved, the project will result in two parcels of approximately 0.5 acre each on the north side of Bidwell Avenue. The property is also located in the area that the ALUC determined to be sensitive as to airport impacts. ALUC then requested the Butte County Planning Commission to consider one acre minimum lot size zoning for the subject property and other parcels. along Bidwell Avenue. The Planning Commission is scheduled to conduct public hearings on the proposed SR -1 (Suburban Residential - one acre parcels) on August 9, 1990 at 1:30 pm. Aircraft departing or approaching the airport will fly either directly over or in very close proximity to this property. The site is located approximately 1300 feet from the end of the runway and on the extended runway centerline. Even with the flight path diverted to the west in order to avoid the urban density development in the area, airplanes will pass very close to the site. Such areas have a statistically higher chance of being affected by crashes. Additionally, noise impacts to the property will be more noticeable, ' particularly during north wind departures when aircraft will be climbing at full power. Recommendation:. Find that the proposed Tentative Parcel Map does not conform to the Policies of the Ranchaero Airport Land Use Plan because and forward this finding to the Butte County Advisory Agency.
