COMMENTS:
The City will need to approve purchase:of the property.by Sierra Pacific as well.as
a DDA and the project itself., This process obviates the need for a use permit, though
u may want to consider recommending conditions/mitigations as if it were a use permit.

PURPOSE:
The applicant is proposing to purchase a 4.82 acre parcel at
the Municipal Airport and construct a 30,000 s.f. industrial .
building (3,000 s.f. office and 27,000 s.f. manufacturing).
A second phase will consist of 70,000 s.f. to be constructed
on the remainder of the parcel. The second phase will be
subject to subsequent Architectural Review, and provisions
exist .in the DDA to re -acquire the phase II site if conditions
on Phase I development are not met.
