ARCHITECTURAL NOTES
GENERAL:
1-1 All work on this project shall conform to the California 2013 Residential Building Code, (Title 24), & any other
applicable state, county and/or city codes & ordinances.
1-2 Written dimensions shall be used. Do not scale drawings.
1-3 If information on the plans differ from these notes, contact Streamline Engineering for clarification.
1-4 The contractor shall verify site conditions & their correlation w/ the drawings & shall bring any problems to the
attention of Streamline Engineering prior to construction.
1-5 In the event certain features of the construction are not fully shown on the drawings or called for in the notes,
then their construction shall be of the same character as similar conditions that are shown or called for & shall
be approved by Streamline Engineering.
1-6 All dimensions are face of stud, face of concrete, or face of masonry, unless otherwise noted (U.O.N).
1-7 Drawings represent finished structure. They do not indicate the method of construction U.O.N.
1-8 It is the owner's/contractors responsibility to verify that the project conforms with CC&R's (Covenants,
Conditions & Restrictions) of the subdivision and/or approval of the property owner's association.
1-9 Installation & hook up of all utilities shall be in accordance w/ applicable codes & the requirements of the utility
company.
1-10 Electrical, heating, ventilation, plumbing, air conditioning equipment & other service facilities shall be located or
designated to prevent water damagefinfiltration.
1-11 construction shall be of the highest quality workmanship. all walls shall be plumb & true. all connections shall
be made secure according to accepted construction procedures or as specified herein or as per the California
2013 Residential Building Code.
1-12 Streamline Engineering assumes no responsibility for any changes, errors, omissions or deviations by the
owner or contractor, either intentional or accidental.
1-13 the owner is advised that these drawings & associated construction documents are the only medium available
to express the intent of Streamline Engineering & cannot be assumed to be all inclusive in that regard.
GENERAL EXTERIOR:
2-1 Refer to site plan for location of building & grading, county and/or city codes & ordinances.
2-2 Final grades around building perimeter shall slope away from foundation.
2-3 Roofing shall be installed per manufacturer's recommendations.
2-4 Install all stone veneer per manufacturer's installation specifications.
2-6 Verify location of all downspouts w/ owner. Final discharge from downspouts shall be F min.. from building.
DOORS & RELATED HARDWARE:
6-1 All exterior & interior door hardware and door finishes shall be as selected by owner U.O.N. all doors w/
locks shall be keyed per owner's request.
6-3 All doors shall be provided with a door stop.
DRYWALL:
8-1 All gypsum board seams shall be taped & textured as per owner's request.
8-2 Metal edge shall be installed at all exposed exterior comers.
8-3 Al openings for outlets, switches, eta, shall be cut. Score & knock -out method shall not be used.
84 All edges & ends shall occur on the framing members, except those edges and ends which are perpendicular to
the framing members & at braced wall panels where all edges must be blocked U.O.N..
FINISH CARPENTRY:
15-1 Perform all work necessary & required for finished woodwork including, but not limited to:
A. Interior trim & millwork.
B. Similar assemblies of finish wood.
C. Hanging interior doors.
15-2 All millwork shall be fabricated & assembled for measurements taken at the site.
15-3 Casing trim, cleats, etc.: Apply with appropriate sized nails countersunk & filled. All materials shall be applied to
solid backing or applied w/ appropriate fasteners.
15-4 All intedortrim, casing, eta. shall be painted, fingerjoint.
PAINTING:
16-1 Perform all work necessary & required for completion of the project. Painting of electrical work in finished areas
of the building & access doors is included.
16-2 No painting/finishing shall be started until the surfaces to be painted/finished are in proper condition in every
respect.
16-3 Wood surfaces shall be sanded and dusted clean. Putty all nail holes, cracks, etc., after first prime coat.
16-4 Leave all glass areas, stucco surfaces, floors, walks, hardware, & any other surfaces clean & free of paint, stain,
spatter, smears, & smudges which are the result of these operations. Replace any glass damaged in any way.

STRUCTURAL NOTES
FOUNDATION / SITE WORK:
2-1 The Builder is responsible for locating all buried objects that may be encountered but that are not shown on these plans. The
foundation is designed to be placed on a level pad on undisturbed and non -expansive soil. The Builder shall notify the Engineer in
writing if any unusual soil conditions such as organic soils, clay, or uncertified fills are found at the site. The engineer has not made
a geotechnical review of the site u.o.n..
2-2 All excavations shall be inspected and approved by the Building Official before concrete is poured. Engineered fill may be used as
existing grade provided compaction tests are presented to the Engineer indicating a minimum compaction of 90% relative compaction
per ASTM D 1557. Fill material shall be free from debris, vegetation, and other foreign substances. All excavations, grading and fills
shall conform with 2013 CBC 1804. Footings shall extend into firm native soil with a footing depth below frostline 12" min. U.O.N.
2-3 The builder shall be responsible for locating and securing in place all anchor bolts, holdown anchors, post bases, plumbing and other
embedded objects prior to placement of concrete.
2-4 Foundations supporting wood shall extend at least 8 inches above the adjacent finished grade. Individual concrete or masonry piers shall
project at least 8 inches above exposed ground unless the columns or posts that they support are of approved wood of natural
resistance to decay or treated wood is used.

REINFORCING STEEL IN CONCRETE:

4-1 Reinforcing steel shall conform to the provisions of ASTM A -615/A 615M -04a, Grade 40 for #4 bars and smaller and Grade 60 for #5
bars and larger. All rebar is to be deformed. #5 and larger rebar shall not be re-bent. Welded wire fabric shall conform to the
provisions of ASTM A 185-02.
4-2 All lap splices shall not be less than 62 bar diameters of the larger bar. Horizontal lops in adjacent bars sholl be staggered 5' - 0"
minimum.
4-3 Reinforcement cover shall be as follows:
Concrete cast against and permanently exposed to soil: 3" clear
Concrete with soil or weather exposure: #5 bars and smaller: 1 1/2" clear
#6 bars and larger: 2" clear
Concrete without soil or weather exposure: 1" clear
4-4 All reinforcing steel shall be accurately secured in position before and during conclrete placement.
4-5 All reinforcing steel shall be clean at the time of concrete placement.
FRAMING/LUMBER:
6-1 All wood in contact with concrete shall be pressure treated Hem Fir or Douglas Fiir at the builders option U.O.N.
6-2 Log screws shall be screwed, not driven, into pre -drilled holes of 2/3 the shank diameter.
6-3 Holes for bolts shall be bored with a bit 1/32" to 1/16" larger than the nominal (bolt diameter.
6-4 Structural members shall not be cut for pipes, etc. unless specifically noted or detailed. Where top or sole plates are cut for pipes, a
metal tie 0.058" min, thick and 1 1/2" wide shall be fastened across and to each side of the opening with not less than 6-16d nails
per CBC 2308.9.8.
6-5 All framing anchors, clips, straps, hangers, holdowns, etc., shall be manufactured by Simpson Strong -Tie Company U.O.N. and installed
per manufacturer's recommendations.
6-6 U.O.N. framing shall be connected per nailing schedule per Table 2304.9.1 of the 2010 CBC.
6-7 Where exposed to weather, nails shall be galvanized.
6-8 Where in contact with pressure treated wood, all metal connectors shall be type 304 stainless steel or hot -dip galvanized steel
meeting ASTM A153-03.
6-9 2x solid blocking shall be provided over all bearing walls, shearwalls, or other supports.
6-10 Splices and joints in double top plate of stud bearing wall shall occur at the center line of supporting stud.
5-11 All studs to have double top plates of the some dimension as the studs. Top plate splices of stud walls shall use 8-16d sinkers at all
top plate splices u.n.o.
6-12 All structural lumber shall be Douglas Fir Larch as graded by the W.W.P.A. or W.C.L.I.B. and shall have a moisture content less than
19% and be of the following grades unless otherwise noted:

6-13 The builder shall take all measures necessary to protect framing from the effects of shrinkage. The Engineer shall not be responsible
for damage to framing members or finishes due to the effects of shrinkage. All anew framing lumber shall hove 19% maximum
moisture content at time of installation.
6-14 Provide 1-3/4" minimum bearing at end supports and 3-1/2" minimum bearing ait intermediate supports for ceiling joists and rafters,
unless otherwise noted on plans.
