Insulate all ducts in unconditioned space with R-8.0 minimum insulation. 10. Water heating equipment shall be certified by the G.E.G.. Water heater energy factor to .8 minimum. Pipe within 5'-0" of the water heater (in unconditioned space) shall be insulated with R-3 insulation. 11. Mechanical equipment energy rating: AFUE=.80 for the furnace, 5EER=14.0, EER=11.1. 12. Lamps used In luminaries for general lighting in kitchens and bathrooms shall have an efficiency of not less than 40 lumens per watt (usually fluorescent). 14. Provide a prominent Identification number at each unit not less than 4" in height and which is easily visible from vehicular and or pedestrian traffic. DOOR AND HARDWARE NOTE5 1. Privacy locks to be provided at Master bedroom and all bathroom doors. 3. Provide 1 1/2 pair butts per door. 4. Each door to be provided w/ door stop. DRYWALL I. All gypsum board seams to be taped. Texture walls and ceilings with light knockdown finish, verify with owner, typical U.N.O. 2. Install mold resistant board at all wet areas. 3. Install metal edge at all exposed exterior corners. 4. Gut all openings for outlets, switches etc., score 4 knock -out method will not be used. 5. Gypsum board to be painted with primer coat prior to texturing. 6. Fasteners shall conform with GBG table 702.3.5 and shall be applied in such a manner as not to fracture the face paper with the fastener head. Fasteners shall be spaced a minimum of 3/8 Inch from edges and ends. 7. All edges and ends shall occur on the framing members, except those edges and ends which are perpendicular to the framing members. 5. Wrap windows 3 sides with drywall, verify with owner FLA5HIN6 I. All flashing shall be 26 ga. gals. iron unless otherwise noted. Prime 4 paint to match adjacent construction. 2. Flash and counter -flash at all roof/wall connections. FIRE STOP NOTES 1. Fire -stopping shall be provided to cut off all concealed draft openings (both vertical and horizontal) and shall form a barrier between a top story and roof space, and in the following specific locations: A) In exterior or interior stud walls, at ceilings. B) In all stud walls and partitions, including furred spaces, so placed that the maximum dimension and any concealed space 15 not over 10 feet. G) Any other locations not specifically mentioned above, such as holes for pipes, shafting, behind furring strips and similar places which could afford a passage for flames. 2. Penetrations of rated assemblies shall be fire -stopped. Fire stopping shall be an approved material as prescribed by the State Fire Marshall. ELECTRICAL NOTES I. A ground fault circuit interrupter (61`01) is required for all 120 volt receptacles installed in bathrooms, garages, accessory buildings, outdoors, in unfinished basements, under -floor areas, laundry, utility and kitchen countertops and within 6' of a bar sink. 2. Electrical contractor to verify all fixture and device locations with Owner. 3. Electrical contractor shall pre -wire for telephones and T.V. outlets. 4. 5moke detectors shall be provided in compliance with local building code as shown on drawings, direct wire w/ battery backup. 5. Electrician shall install all built-in appliances. 6. Provide 110 V outlet and a switched light in crawl space within 25' of HVAC unit for service. 7. Provide minimum 200 amp electrical service. 8. In the kitchen, dining room, or similar area of a dwelling unit, the two or more 20 -ampere small appliance branch circuits required shall serve all receptacle outlets and receptacle outlets for refrigeration equipment. Counter top receptacles shall be provided with a min. of two small appliance branch circuits. q. One outlet on a separate 20 amp circuit must be provided for the laundry area and be within six feet of the intended location of the appliance. This circuit shall have no other outlets. 10. Metal water pipe and other metal piping that may become energized to the service equipment shall be bonded. II. Provide arc fault interrupter breaker at the main panel for all bedroom circuit outlets. 12. Arc -fault circuit -interrupter protection to all 120 volt, single phase, 15 and 20 ampere branch circuits supplying outlets installed in dwelling units shall be protected by a listed arc -fault circuit interrupter, combination type installed to provide protection of the branch circuit. ?Includes lights, receptacles and smoke detectors. 13. Tamper-resistant receptacles: All 125 volt, single phase, 15 and 20 ampere receptacles shall be listed tamper resistant receptacles. 14. Bathroom receptacle outlets shall be supplied by at least one 20 -ampere branch circuit. Such circuits shall have no other outlets. 15. Fixtures, lamp holders and receptacle outlets shall be securely supported. A fixture that weighs more than 6 pounds or exceeds 16" in any direction shall not be supported by the screw shell of the lamp holder. Outlet boxes shall not be used as the sole support for ceiling (paddle) fans. Ib. Receptacles installed in wet or damp locations must be listed weather -resistant type. PERMANENT INTERIOR LUMINARIES General: I. High efficiency luminary fixtures must not contain a medium based screw type incandescent socket. 2. A manual -on occupant sensor must not have an always on feature. 3. All sensors (indoor and outdoor) are to let the luminaries they control run for no longer than 30 minutes. 4. All recessed luminaries in ceilings must be approved for zero -clearance insulation cover, electronic ballast, and air -tight. Laundry Rooms, Utilitdy Rooms and Garages: I. All permanent interior luminaries must be high efficiency and controlled by a manual -on occupant sensor. Bedrooms: I. A minimum of I high efficiency luminolre shall be installed in each bathroom, and all other lighting installed in each bathroom shall be high efficiency or controlled by on occupancy sensor. Kitchens: I. Kitchens must have at least fifty percent of the installed wattage as high efficiency luminaries. 2. High efficiency luminaries must be switched separately from low efficiency luminaries. 3. Wattage for incandescent luminaries is determined by the maximum rating of the fixture. All Other Rooms: I. All permanent interior luminaries must be high efficiency, or controlled by a manual -on occupant sensor, or controlled by a dimmer. Outdoor: I. All permanent outdoor luminaries attached to the building must be high efficiency or controlled by a motion sensor and photocell. VENTILATION I. Provide attic ventilation at areas with attic. Venting to be at a ratio of 1:300. For ventilation calculations refer to the roof framing pian. Cover vents with 1/4" corrosion resistant wire mesh. HEATING, GOOLIN6 AIR CONDITIONING I. The heat loss and heat gain of the air conditioned portion of the building shall be determined by a licensed heating and air conditioning contractor or engineer. 5uch person shall assume all responsibility for adequately heating and cooling the building. 2. The systems shall be properly balanced by the Mechanical contractor. 3. it shall be the responsibility of the Mechanical contractor to verify in the field that registers, ducts, etc. are not located so as to cause subsequent damages to structural members in the framing. 4. All electrical disconnects, service wiring and conduit shall be made by the Electrical contractor. Control devices and their installation shall be by the Mechanical contractor. 5. Provide R/A grille with filter. (b. All HVAC registers 4 diffusers to have adjustable dampers. 1. Provide dual setback thermostats. 8. All exhaust fans to have backdraft damper and a minimum of 50 cfm on Intermittent system. Vent to outside air. q. Provide Gond. unit on concrete pad. Confirm size and location. 10. Furnace to be attic mounted, see plans for location. FINI5114 CARPENTRY I. Perform all work necessary and required for finish woodwork including, but limited to: A) Interior trim and millwork. B) Similar assemblies of finish wood. G) Hanging interior doors. D) Installation of manufactured items not specifically noted to be installed by others. 2. Materials: A) Cleats and hook strips: Pine. B) Closet shelves Ixl2 particle board. 3. All millwork shall be fabricated and assembled from measurements taken at the site. 4. Casing trim, Cleats, etc.: Apply with appropriate size nails countersunk and filled. All materials Shall be applied to solid backing or applied with appropriate fasteners. 5. Windows to have 3 sides wrapped with gyp. Bd. With wood sills. Verify with owner. I. The drawings are schematic and indicate the systems and equipment to be used. Plumbing contractor shall verify clearances, shall lay out and coordinate the plumbing work with the work of other trades, and shall confirm the location of and install sleeves and hangers so that work of other contractors is not delayed. 2. Install gate valve at service entrance to building. 3. All fixtures shall be supplied with hot and/or cold water, waste and vent piping os required. Waste and soil lines shall comprise a complete sanitary system from each fixture to, and connected with the waste system. 4. All waste lines shall have a continuous fall of 1/4" per foot inside the building. 5. Cieonouts shall be placed to service waste system in accordance with applicable codes and best plumbing practices. 6. Approved backflow prevention devices shall be provided on hose bibs.
