The following responds to plan check comments for the referenced project dated
March 1, 2017, by Rick Mauldin and Philo Hunt, using their numbering:
GENERAL. COMMENTS
References have been updated as requested.
Code analysis items have been added to Sheet 1.
Fire Dept. contact will be made by Critter Country Construction.
The Site Plan now incorporates the storm management during construction plan.
The note at Detail 1, Sheet 3, has been modified as requested.
The flashing note has been added as Construction Note 8, Sheet 3.
The attic access shown on the Floor Plan, Sheet 1, and complies with code

Provisions for a future tankless water heater, as requested, are covered as follows:
A- The receptacle is added on the Electrical Plan; B- The vent is covered by
Construction Note 9, Sheet 3; C- The future drains, if needed, can easily be installed
in a raised floor; D- The gas line sizing is covered at Construction Note 10, Sheet 3.
This is included in Item 8-13, above.
The drain pan requirement is added to General Note 8, Sheet 1.
Water heater combustion air vents are covered by Construction Note 12, Sheet 3,
for a 50 gallon unit using 50,000 Btu/hr, which is the typical demand. There are
units with lower and higher demand but they are not typically used.
The propane tank location is shown on the revised Site Plan.
The FAU attic location has been added to the Roof Framing Plan, Sheet 3; the
condenser pad is added to the Floor Plan, Sheet 1.
The request is covered by General Note 15, Sheet 1.
I 'The receptacle/disconnect is added at Electrical Note 12, Sheet 2.
Indoor ventilation is covered at VENTILATION NOTES, Sheet 2 and SPECIAL
ELECTRICAL & EQUIPMENT NOTE 4, Sheet 2 with a reference note on the Plan.
The Bathroom fan requirement is covered at revised Electrical Note 11, Sheet 2.
The roof sheathing with a radiant barrier is specified by note at the Roof Framing
Plan under the Plan title.
The Bathroom lighting note has been revised as requested, Sheet 2.
The dedicated Bathroom GFI circuit is covered at Electrical Note 2, Sheet 2.
Tamper resistant receptacles are covered by Electrical Note 13, Sheet 2.
Receptacle locations have been reviewed and a couple of changes have been made
to better comply with the 6 ft. maximum distance and a receptacle has been added
alongside the French door in the Master Bedroom.
The sub -panel has been moved to BA#2 on the Electrical Plan.

The underfloor ventilation requirements have been redone ( the NFVA for the
foundation vents was finally found by Google search) with the vent locations shown
on both the Elevations and the Floor Framing Plan.
'The 190 ft for soffit vent is measured from the Roof Framing Plan. The NFVA was
recalculated using a new factor from a Google search that gives more ventilation
space than previously calculated.
� j29. The French door was included in the T-24 calcs. on Sheet 3 of 8 under "Windows".
Lo There is the Left FD and the Back FD that are at the MBR and the Dining Rm. (FD
stands for french door).

STRUCTURAL COMMENTS
1. Lateral has been redone using the 2013 CBC and ASCE 7-10 codes and the results
are incorporated in the design. The only changes were: Panel 2 holdowns changed
from LT20B to HTT4 and LTT20B holdowns were added to Panel 8 (none
previously).

The Foundation Plan shows the location of all holdowns called for at the Floor Plan.

�I do not agree with the need for the recommended deck attachments. As discussed
with Philo by telephone the lateral stability of the low deck is provided by the
ledgers at the building inset in both directions. The ledgers are shown is Detail 3,
Sheet 3.
FLOOD ZONE COMMENTS
1. The finshed floor elevation has been added to the Floor Plan, Sheet 1.
2. A new ELEVATION CERTIFICATE NOTE box is added to Plan Sheet 3.
