I must say that a careful examination of my notes would have saved time.
For example where I say grade must fall a min of 5% for 10 feet, you ask that to be
corrected to say 6" within first 10', 5%. Redundant.
Also where I note a min of 18x24 underfloor access and show a 20 door, you require I
further not a 16x24" perimeter min access. Noted but redundant.
Fall protection for a 6040 window w/ 6x12 hdr is not applicable.
Wall finish note for a Manufactured tub/shr is not applicable but noted.
However you'll find plans are revised to suite.

Thank you for submitting permits for your building project. The permit documents have been reviewed and
comments are listed below. Please respond in writing to each comment. Complete and clear responses will
expedite the re -check and approval of this project. Please provide two revised plan sets with your response.
ARCHITECTURAL COMMENTS:
Amend the plans to add a note that wall and ceiling finishes shall have a flame spread index of not greater
than 200 and a smoke -developed index of not greater than 450. C.R.C. Section R302.9.1.
Amend the plans to indicate that the floors and walls above bathtubs with installed shower heads and
in shower compartments shall be finished with a nonabsorbent surface and such wall surfaces shall
extend to a height of not less than 6 feet above the floor. C.R.C. Section R307.2.
Specify the height of the game room window. If window is less than 24" above the floor and more than 72"
above finish grade show compliance with window fall protection per CRC R312.2
Add a note on the plans that lots shall be graded to drain surface water away from foundation walls.
The grade shall fall a minimum of 6 inches within the first 10 feet, 5%. C.R.C. Section R401.3.
Amend the plans to show the required under -floor ventilation. C.R.C. Section R408.1. Provide
calculations on the plans to show the required total of under -floor ventilation area to be provided.
Minimum net area of ventilation openings shall not be less than 1 s. f. for each 150 s. f. of under -floor
area.
6. Amend the plans to indicate that at least one under -floor ventilation opening shall be within 3 feet of
each corner of the building. C.R.C. Section R408.1.
Amend the plans to provide access to all under -floor space. C.R.C. Section R408.4.
A. Access thru the floor shall be a minimum of 18 inches by 24 inches.
B. Access thru a perimeter wall shall be not less than 16 inches by 24 inches.
ENERGY COMMENTS
8. Provide energy CFIR forms for the addition. You can either provide computer based energy calculations or
prescriptive method. Forms can be found in the Energy Commission web page.

2016 CalGreen Section 4.505.2.1. Capillary Break: A capillary break shall be installed in compliance with
at least one of the following:
A. A 4 -inch thick base of 1/2 inch or larger clean aggregate shall be provided with a vapor barrier in
direct contact with concrete and a concrete mix design, which will address bleeding, shrinkage,
and curling, shall be used. For additional information, see American Concrete Institute, ACI
302.2R-06.

buildings where the addition or alteration increases the building's conditioned area, volume, orsize.
The requirements shall only apply to and or within the specific area of the addition or alteration.

not be less than 0.8 gpm at 20 psi.
Metering faucets. Metering faucets when installed in residential buildings shall not
deliver more than 0.25 gallons per cycle.

Scope of work:
The existing home is a 2 story wood framed structure built in 2007 in compliance with
the 2004 CBC. It has a raised sub floor with room for the proposed addition.
The project is an infill of an existing underfloor area for use as living space consisting
of a game room and bathroom.
The existing area shall have a new floor. This floor shall be wood framed for a portion
and partial slab due to required wood to grade clearances.
An existing post and footing shall be retrofitted per the plan to allow the installed new
slab.
All infill is non bearing. The window and door openings and headers are existing.
Windows are upgraded to comply with prescribed Ca Energy Code.
All new insulation shall comply with 2016 Ca Energy code.
The room shall be served by the existing HVAC. An extended R-8 service duct and
return shall be provided. The ducts combined lengths do not exceed 40'.
There is an existing compliant landing at the door.
All new work shall comply with the 2016CRC. There are no alterations of the
existing methods of bracing as part of this work. The work does not impose additional
loads that reduce the performance of the building.
Mandatory Code upgrades to existing:
The home has been inspected in March 2016 (616-1065) and the Smoke Detectors
and Carbon Monoxide Detector shall be verified compliant shall be compliant with the
notes and R314.3.1. And R315.2.2.
The water heater shall be verified with approved seismic strapping. The 2016
CGBSC is applicable to the new portions of this project. New faucets, and toilets
shall comply with WS1 And WS2 compliance forms.
THE 2016 CALIF RESIDENTIAL CODE, CEC, CPC, CMC, AND CA. ENERGY

Scope of work:
The existing home is a 2 story wood framed structure built in 2007 in compliance with
the 2004 CBC. It has a raised sub floor with room for the proposed addition.
The project is an infill of an existing underfloor area for use as living space consisting
of a game room and bathroom.
The existing area shall have a new floor. This floor shall be wood framed for a portion
and partial slab due to required wood to grade clearances.
An existing post and footing shall be retrofitted per the plan to allow the installed new
slab.
All infill is non bearing. The window and door openings and headers are existing.
Windows are upgraded to comply with prescribed Ca Energy Code.
All new insulation shall comply with 2016 Ca Energy code.
The room shall be served by the existing HVAC. An extended R-8 service duct and
return shall be provided. The ducts combined lengths do not exceed 40'.
There is an existing compliant landing at the door.
All new work shall comply with the 2016CRC. There are no alterations of the
existing methods of bracing as part of this work. The work does not impose additional
loads that reduce the performance of the building.
Mandatory Code upgrades to existing:
The home has been inspected in March 2016 (616-1065) and the Smoke Detectors
and Carbon Monoxide Detector shall be verified compliant shall be compliant with the
notes and R314.3.1. And R315.2.2.
The water heater shall be verified with approved seismic strapping. The 2016
CGBSC is applicable to the new portions of this project. New faucets, and toilets
shall comply with WS1 And WS2 compliance forms.
THE 2016 CALIF RESIDENTIAL CODE, CEC, CPC, CMC, AND CA. ENERGY
CODE ARE APPLICABLE TO THE NEW PORTIONS OF THIS PROJECT.
