Self -adhered membranes used as flashing shall comply with AAMA 711. Fluid -applied membranes used as flashing in exterior walls shall comply with AAMA 714. The flashing shall extend to the surface of the exterior wall finish: C.R.C. Section R703.4. XAmend the plans to clearly show how the enclosed attic and enclosed rafter spaces formed where ceilings are applied directly to the underside of roof rafters will be provided with the required cross attic ventilation. C.R.0 Section R806.1. Provide calculations on the plans to show amount of cross ventilation is required for each separate enclosed attic area or enclosed rafter space. Also clearly show with details, etc. how the cross ventilation is being provided. Indicate required quantity of vents and specify type, net size and location of the vents being installed. C.R.C. Section 806.2. (FYI: Attic Ventilation for Wildfire Exposure: Eave vents shall be approved for use and in compliance with 2016 CRC Section R337.6.3. (Show on the Site plan the proposed design.) STRUCTURAL COMMENTS: 1. This structure does not comply with the Conventional Light Frame Construction (bracing) requirements of California Building Code (CBC) Section 2308 or California Residential Code (CRC) Section R602.10. Please provide the minimum amount of wall bracing as prescribed by CRC Section R602.10 or provide a lateral analysis of wind and seismic forces prepared by a registered design professional (i.e. Engineer or Architect). Inadequate braced wall length is provided at the front of the garage where there is an 18' wide garage door and a man door. y 2. Specify nailing (size, type, and spacing) required for the "shear paneling". 3. Please provide dimensions on the floor plan to indicate lengths of wall segments between windows and doors. 4. Please specify (8) 16d nails minimum at each side of top plate lap splices per 2016 CRC R602.10.8.1. 5. Please specify the wall height on the plans. Note braced wall panels must be 1/2 the wall height in length or alternate braced wall panels installed. Please specify 3"x3"x0.229" thick anchor bolt plate washers. The hole in the plate washer is permitted to be diagonally slotted with a width of up to 3/16 inch larger than the bolt diameter and a slot length not to exceed 1 3/4 inches, provided a standard cut washer is placed between the plate washer and the nut. 2013 CRC 602.11.1. 7. The truss calculations provided indicate the Al 1 truss reactions are 2.66 kips. Please specify a stud directly under each truss to avoid overstressing the top plates. 8. Provide a minimum of (2) trimmer studs to support the garage door glulam beam 9. A building permit and engineering is required for retaining walls over 4' in height measured from the top of the wall to the bottom of the footing per CRC RI 05.2.Please provide engineering design for the proposed 5' tall retaining wall.
