Please indicate the location of the crawl space access to all portions of the building and ensure the access opening is no less than 18° by 24°. CRC section R408.4 A7. Please indicate that the window adjacent to the sliding door in the great room is to have safety glazing. CRC section R308.4 A8. Please indicate on the plans that the windows located in each bathroom is to be safety glass as per CRC section R308.4.5 or indicate that the bottom exposed edge of the glazing is no less than 60 inches above the adjacent standing surface. A9. Please indicate the egress component in each bedroom and provide a note indicating the bottom of the new egress window openings shall not be higher than 44inches measured from the floor. CRC section R310.1 A10. Indicate a non-absorbent surface to extend not less than 72 inches above the floor in the shower. CRC section R307.2 A11. Please indicate that the garage ceiling is to have 1/2" gypsum board applied to the underside for fire protection and to the garage side of the walls which separate the garage from the dwelling space. CRC section R302.6 GREEN BUILDING COMMENTS GB1. Please incorporate the CALGreen checklist into the drawings. Green Building Compliance measures in addition to checklist shall be incorporated into the project drawings. A checklist can be obtained at the building department counter. G132. Please indicate that a listed raceway shall be installed to accommodate a dedicated 208/240 -volt branch circuit which shall originate at the main service or sub panel and shall terminate into a listed cabinet, box or other enclosure to facilitate the future installation and use of Electric Vehicle (EV) chargers. The raceway shall not be less than 1 inch inside diameter and shall be continuous at enclosed, inaccessible, or concealed areas and spaces. The service panel and/or subpanel shall provide capacity to install a 40 -ampere minimum branch circuit. The raceway termination location shall be permanently and visibly marked as "EV CAPABLE". CALGreen section 4.106.4 ENERGY COMMENTS EN1. Please correct the lighting notes in "Permanent Int. Luminaires" section shown on sheet E1 to indicate the following 2016 energy code requirements for residential lighting: a. All installed lighting shall be high -efficacy CA Energy Code section 150.0(k)1A b. In bathrooms, garages, laundry rooms, and utility/storage rooms, at least one luminaire in each of these spaces is to be controlled by a vacancy sensor. CA Energy Code section 150.0(k)2J c. Outdoor lighting is to be high efficacy that is controlled one of the following per CA Energy Code section 150.0(k)3A: a.• Photocontrol and motion sensor b. Please show on the plans next to the water heater as per California Energy Code section 150.0(n), water heating systems installed in new homes using gas or propane shall include the following components: a. 120V electrical receptacle that is within 3 feet from the water heater and accessible to the water heater with no obstructions b. A Category III or IV vent, or a Type B vent with straight pipe between the outside termination and the space where the water heater is installed c. A condensate drain that is no more than 2 inches higher than the base of the installed water heater, and allows natural draining without pump assistance d. A gas supply line with a capacity of at least 200,000 Btu/hr. EN3. Please show on the plans how the Indoor Air Quality (IAQ) requirement determined in the energy calculations is met. Show flow rate (59.5 cfm per page 8 of CF1 R -PRF -01 form) and show location of mechanism which will fulfill the IAQ requirement. MECHANICAL COMMENTS M1. Please indicate that a passage way shall be constructed from attic opening to the appliance in the attic. The passageway shall not have less than 30 inches high clearance and not more than 20 feet in length measured along the centerline of the passageway from the attic opening to the front of appliance. The passageway shall have continuous solid flooring not less than 24 inches wide. A level service space not less than 30 inches deep and 30 inches wide shall be present at the front or service side of the appliance. CMC section 904.10 M2. Please indicate the make and model of the fireplace to be installed. Provide the manufacture cut sheet showing that prefabricated metal fireplace units shall be listed and vented. Units shall be installed and terminated in accordance with the manufacturer's installation instructions. Units shall be equipped with an outside air supply. CMC section 908 PLUMBING COMMENTS P1. Please indicate that the water heater located in the garage is to be placed on an 18 inch high platform. CPC section 507.13 P2. Since the water heater is installed in the garage, please provide a means to protect the equipment from being damaged by vehicles. Perhaps provide protective bollards. CPC section 507.13.1 P3. Please indicate that the new tank style water heater shall be provided with an approved, listed, adequately sized combination pressure and temperature relief valve. The relief valve shall be provided with a drain that extends from the valve to the outside of the building, with the end drain pipe not more than 2 feet nor less than 6 inches above ground and pointing downward. No part of the drain pipe shall be threaded. CPC sections 608.3 & 608.5 P4. Please indicate that all new showers and tub/shower combinations shall be provided with individual control valves of the thermostatic mixing, pressure balance or combination valve type. CPC section 408.3 Page 4 of 6 1 R B+ ELECTRICAL COMMENTS No comments noted: - FLOOD ZONE COMMENTS Not in a flood zone; therefore, no comments. ' Agency. County of Butte TRB+ Project Number. PC17.054.107.1 WILDFIRE EXPOSURE CONSTRUCTION REQ. W1. Specify exterior glazing in accordance with CRC Section R337.8. One pane of window shall also be tempered. W2. Specify ignition resistant or non-combustible eaves and soffits in accordance with CRC Section R337.7.5. Open Roof Eaves require. noncombustible or ignition -resistant materials such as fire-resistant plywood or OSB. Refer to SFM web site above for approved materials. W3. Please specify that gable attic vents and foundation vents shall be fully covered with metal wire mesh or noncombustible materials with minimum openings of 1/16" and shall not exceed 1/8" openings in compliance with CRC section R337.6.2. W4. Specify the approved eave vents that resist the intrusion of flame and burning embers per CBC Section R337.6.3 Exception #1 (E.g. Vulcan Vents or tested equivalent) W5. Specify that the Roof Gutters shall be provided with means to prevent the accumulation of leaves and debris in the gutter. CRC section R337.5.4. W6. Specify decking material in accordance with CRC section R337.9. W7. Specify fire resistive exterior doors in accordance with CRC section R337.8. (The door exterior surface shall be of noncombustible or ignition -resistant materials or be constructed of solid core wood 1-3/8" thick or have a fire -resistive rating of not less than 20 -minutes.) STRUCTURAL COMMENTS S1. Please verify that the redundancy factor of 1.0 is applicable to this project. Per ASCE7-10 section 12.3.4.2, for Seismic Design Category D, which this projected is assigned to, the redundancy factor should be 1.3. Please verify and revise calculations or provide calculations which demonstrate either of the two applicable exceptions. S2. Along shearwall line C, 2'-6" length shearwalls are shown in the garage which has a ceiling height of 10'-4". These shearwalls have a height to length ratio greater than 3.5 which is not permitted per AWC SDPWS-2015 section 4.3.4.1 and table 4.3.4. Please correct. S3. Please provide a letter from the Engineer of Record stating that the roof truss calculations and plans have been fully reviewed and found to be in compliance with the applicable building codes and requirements specified in the plans. S4. Please provide foundation calculations showing that the bearing capacity of the soil does not exceed 1500 psf at any of the spread footings or continuous footings. Please provide calculations demonstrating that the bearing capacity at the worst case shearwall boundary element does not exceed the allowable given in CBC table 1806.2 S5. A note on sheet S3 indicates that the girder trusses are to be supported by 2x studs directly underneath each girder and will have the same number of studs as there are number of Page 5 of 6 1 RB+ S6. Provide calculations for the larger reaction loads showing the studs have adequate capacity. Please indicate the size of studs at the interior bearing walls. Please show how each truss will be supported that has a reaction greater than 2.5 kips. Will a stud be directly under each of those trusses? Please clarify how each truss will be supported and provide calculations showing the following: a. The capacity of a double top plate when a truss is not placed directly over the stud b. The capacity of the stud to support the trusses c. The crushing capacity of the top plate when the load is perpendicular to the grain d. The crushing capacity of the sill plate when the load is perpendicular to the grain and the incising factor from AWC NDS -2015 section 4.3.8 is used for pressure treated wood. e. The bearing capacity of the foundation including spread footings that support a beam which supports an interior bearing wall. Along each shear wall, the assumption has been made that all lateral loads are equally distributed to each of the shear wall segments. The basis of this assumption is founded on premise that there is continuity in the roof diaphragm. As such, provide justification and/or verification that there are adequate collectors, straps or ties between the shear walls. Drag trusses and truss blocking could not be located on the plans at the shearwalls. Please show how the load is transferred from the roof sheathing to each shearwall. ASCE 7-10, Sec. 12.10.2 Please provide a detail showing the connection of the roof truss over a non-bearing wall that is both parallel and perpendicular to the truss. Ensure to indicate a gap between the wall and the truss and provide a fastener that is for a positive connection. Please provide a detail showing a typical hold down installation at the foundation.
