RE: Plan Review for: Salas Residence—New SFD
Project Address: 0 Hogan Rd, Cohasset
Agency App. No: B17-0528
TRB+ Project No: PC 17.054.107.1 ` •
I have numbered the following responses to coincide with your review of the Salas plans.
ARCHITECTURAL COMMENTS
Al. Deferred Submittals section added to the covet sheet of the -plans.
A2. Now included in the Deferred Submittals section on the cover sheet of the plans.
A3. Note 19 removed. See new note 1 under WUI on C sheet.
A4. New note section added "General Exterior Notes" placed on sheet A2, see note 1.
A5. New note section added "General Exterior Notes" placed on sheet A2, see note 2.
A6. See new note called out in the upper left comer of the foundation plan on sheet S1.
AT New note added to that window indicating safety glazing is required.
A8. New note section added "General Exterior Notes" placed on sheet A2, see note 10.
A9. Already on plans, see Gereral Note 6 on C sheet.
A10. See new note 16 under "General Practice Notes" on C sheet.
A11. New note added in garage stating where drywall should be placed on sheet Al.
GREEN BUILDING COMMENTS
GB I. New D3 and D4 sheets added with CalGreen Mandatory Measures checklist. Butte County's
most recent checklist states "2013 Building Code" so I had to find another on a non -Butte County
web site, hope that this satisfies the requirement. 4
GB2. See new note 19 under "Electrical Notes" on sheet El.
1
ENERGY COMMENTS
ENI. Notes under "Permanent Int. Luminaries" have been changed to match new code, see sheet
E1 for changes.
EN2. See new Energy note 14 on sheet A1. See also note by water heater on sheet Al referring to
note 14 under Energy notes.
EN3. `New note added to the Electrical plan on sheet E1 designating a fan to be the IAQ.
MECHANICAL COMMENTS ,
M1. See new note 1 under "Mechanical Notes" on sheet Al.
M2. See new note 2 under "Mechanical Notes" on sheet Al.
PLUMBING COMMENTS
P1. See new note 1 under "Plumbing Notes" on sheet A1. See also note on the floor plan at the
water heater in the garage.
P2. See new note 2 under "Plumbing Notes" on sheet A1. See also note on the floor plan at the
water heater in the garage
P3. See new note 3 under "Plumbing Notes" on sheet A1.
P4. See new note 4 under "Plumbing Notes" on sheet A1.
WILDFIRE EXPOSURE CONSTRUCTION REO.
W 1. See new note #3 under "General Exterior Notes" on sheet A2.
W2. See new note #4 under "General Exterior Notes" on sheet A2.
W3. See new note #5 under "General Exterior Notes" on sheet A2.
W4. See new note #6 under "General Exterior Notes" on sheet A2.

W6. See new note #8 under "General Exterior Notes" on sheet A2.
W7. See new note #9 under "General Exterior Notes" on sheet A2.
STRUCTURAL COMMENTS
S 1. The 1.3 factor now accounted for in seismic calculations.
S2. The 2'6" walls are not used in the lateral calculations any more. Necessary adjustments were
made to the other shear wall in this line.
S3. See new letter provide that states as requested. =
1i
S4. See new sheet FND3 in Structural Calculations which now shows no increase on any
foundation load capacity. Ran calculations for worst case shearwall boundary element and did not
find any location in which the bearing capacity was loaded more than stated in CBC table 1806.2
S5. Calculations were made and interior bearing walls were changed to 2x6 to increase load
carrying capacity. See Roof Framing sheet S3 for changes and notes. 2x6 interior bearing walls are
now shown on all plans.
S6. Calculations were made and new notes were added to the plan to call out direct bearing under
certain trusses that had large loads.
a. Trusses that had loads too large to be placed mid span are now called out to have direct
bearing below.
b. Column loads were checked and now the studs that might have had an issue are now
doubled up.
c. The top plate over the back wall of the garage is the only place that this appears to
reach the threshold of capacity of but the loads are within acceptable tolerances.
d. By the time the direct loads from the trusses reach the pressure treated materials the
loads are distributed evenly enough to not need to check the crushing capacity of a
singular point. The capacity of the Pressure treated material is within acceptable
tolerances.
e. These calculations were already made on sheet FND3 of the structural calculations
S7. All but one of the shear lines used have continuity. The front wall is the only wall that is
appears to have discontinuity. In designing line C I could have designed each wall independently
and done the calculations that way but showed them all as one line in which case the loads would
be distributed on the magnitude of 6% different than they are but the outcome would have ended
up the same. Shear blocking was called out on the back wall of the garage and detailed. On the
other hand, the drag trusses and connections were not called out and are now on the Roof framing
page, Sheet S3. One strap was added to tie the garage back wall to the rest of the roof and two
notes were added calling out nailing to the drag trusses. The other shear walls transfer their loads
through the blocking at the eaves and the 6" Timberlok at each truss, see detail 7/D1
S8. Detail 12/D1 has been added to the detail sheet and a new note has been added to sheet S3
referencing the new detail
S9. Detail 14/1)1 has been added to show a typical hold down installation at the foundation and a
note has been added to both sheets S 1 and S5 referencing the detail.
S 10. The note was changes on sheet S 1 to add more detail of the grade beam.
