Location on property:
The conversion of use and repairs are to contained
within an an existing approved area of the building.
There are no additions as part of this work.
The south garage addition was not approved and
shall be removed.
Scope of Work:
The project consists of permitting a non approved conversion and
removal of a non approved attached garage. There is also repair's to
the home.
The existing home is a conventional wood framed structure built circa 1974
in compliance with the methods of construction for that era, (1973UBC). It
consisted of 1122sf living and 405 attached garage. The building has a truss
roof and continuous foundation with slab on grade.
In 1976 the 405sf existing attached Garage was converted to a Family
Room netting 1525sf living area. This conversion was not approved. An
attached Garage addition was also built without approval.
Work shall include non bearing infill and remedy to the 405sf "as built'
Family Room area. The 2016 CRC is applicable to this conversion.
This area shall be a conversion of use from Type U to R3 and the work shall
remedy the area for compliance.
The existing large Family Room shall be divided per the plan resulting in a
Study and Laundry Service Area with the remaining as a smaller Family
Room.
All electrical in this area shall be new and a sub panel shall be provided.
A new HVAC shall serve the existing and converted areas.
The non approved attached 408sf garage addition shall be removed.
Removal does not atter the existing building. The existing south facing wall
has a stucco finish. An exit light shall be added per notes.
The existing approved house shall have repair work consisting of:
Replace existing windows as noted.
Replace portions of the siding as noted.
Provide new HVAC per plan and Title 24.
Mandatory code upgrades as noted.
The work does not change the use or occupancy except as noted.
No part of this work imposes additional loads to the existing approved
building. There are no alterations to the existing methods of bracing as part of
this work or the conversion of use infill
Mandatory Code upgrades:
All repairs, remedy, and new work shall comply with the 2016 CRC, CEC,
CMC, CPC, and Calif Energy Code.
The 2016 CGSC is applicable to the area of the work.
For Ca Energy Code compliance there are upgrades to insulation,
electrical, and lighting.
Smoke Detectors shall be compliant with the notes, R314.3.1. and R315.2.2.
Approved seismic straps for the water heater shall be verified.
The 2016 Calif Residential Code, CEC, CPC, CMC, and Ca. Energy Code
are applicable to the new or remedied portions of this project.
The 2016 Calif. Green Buildings Standards Code is applicable to the
altered areas of this project A checklist is attached as part of this
plan.
A sprinkler system is not required for this work.
R313.2 Exception: "not required for additions to existing buildings that
are not already provided with an automatic residential sprinkler system."
For any renovations of homes built prior to 1978 Contractors
are required to be EPA Certified in lead safe methods

flush volume oftwo reduced flushes and one full flush. Flush volumes will be tested in accordance with ASME A 112.19 .2 and ASME A 112.19.14_
DRYER VENT -
THE DRYER SHALL VENT THRU THE ROOF. IT SHALL BE 5" DIAMETER
VENT PIPE. THE RUN SHALL NOT EXCEED 24'. AND HAS NO ELBOWS.
THE MAX RUN IS REDUCED BY 5' FOR EACH ELBOW.
